Lakeview NO - Home Pricing Question

I was doing some research on a home in Lakeview, 1708 sq ft.

9/30/2014 $475,000 +18.8%
6/14/2013 $400,000 +393.8%
3/2011 $81,000

Why would this price jump nearly 400% in three years 2011 - 2013. Plus that's not much house for that money.

The 2011 price has to be just the lot. 2013 price includes the house?

Maybe it was just a post Katrina Lot in 2011 and someone built on it or remediated after

Might've been an old that got hit hard by Katrina and they renovated it

It was probably an old house and they put a new lot on it.

If the house was built after 2011, then $81k was the lot price in 2011.

If the house is older than that, it was hit by Katrina and not fixed up until after 2011.

Yeah it had to be either just a lot, or a gutted house.

By the way... $278 a sq ft to live where the streets are jacked up, is beyond dumb.

Lakeview's prices are unsustainable. I wouldn't even consider buying there right now, cause you will be underwater soon

I will never understand the want to live in Lakeview. It makes zero sense. I understand paying high dollar for uptown or the quarter, its old school charm with walk-ability and authentic old houses


Lakeview is just another modern neighborhood with none of that and you are paying more money than right across the canal to simply have a new orleans mailing address

20% less for a ranch style home built in the 1960s/1970 with 8ft ceilings--no thanks.

What? There are modern new houses all in Jefferson parish as well, just as there are old houses in Lakeview like you just described

Increasing property value due to new houses being built and neighborhood of high earners. Easy access to most parts of the city except Bywater or Carrolton/Riverbend area. Low crime except for theft from unlocked vehicles. walking distance to city park. Near lake front. Expanding Harrison Ave. corridor with shops, restaurants, etc... What's not to like?

If you like it, thats wonderful. Life is all about different opinions. I just dont see that much upside in lakeview compared to anything in metairie east of the causeway, yet you are paying way more for it

Agreed. It’s pretty much the only part of the city that lacks character. I understand people from New Orleans view it as a status symbol of sorts to live there But as someone who didn’t grow up in the city Ive never had the want to live in lakeview at all.

Bingo. Maybe me being a transplant is why I feel how i do. If me and my wife are going to drop coin, I want to live uptown

B, Lakeview was different post K

There are a few holdovers but a lot of first time home buyers from Jeff Parish and transplants from elsewhere

Pull up Zillow, look at all the houses for sale and how long they’ve been sitting. Look through the pics and lol that they’re all asking $200+ per sq

Dropping coin Uptown is on a whole other level than dropping coin in lakeview. Try getting something UPT for the same price as something in lakeview that is comparable in size and not having to do renovations.

I know. My point is I just cant make sense at all for dropping any additional money in lakeview


It still feels like a suburb neighborhood to me. I understand many disagree
