I don't really know Memphis that well
As several posters have said, Madison is really nice. But you are still near Jackson. Stay out of town as much as possible (and stay out of west Jxn completely) and you should be fine.
Personally I would choose the Gulf Coast. Small towns, laid back atmosphere, not that far from NO if you want a big city.

I am a real estate agent so I can pretty much live wherever I can find a job

If you actually need to make money I would rank the coast last...just off of the demographics and population size. BSL is small and very few traditional realitor companies have traction here. I know the guy with the biggest firm in town and it's obviously very competitive to work for him. His last hire was a super sharp lawyer woman who I guess got tired of driving to the bigger cities for work.
Damn near all of the homes sold in BSL are to out of towners, it's damn near impossible to make enough money here to live here. I work for an engineering firm in Florida, and my wife works at NASA up the road.

Currently live in Lewis burg (school district south of olive branch) and honestly could not imagine a much better public school in the south. It's the only school in the area I would send my kids too and it's a matter of time before Memphis ruins it as well. I've been here 5 years and olive branch seems to be taking the brunt of it for now but it will move here soon enough. If you cab afford a house with some land in Lewis burg I would hands down recommend it.

Its a shame but that's the reason I didn't move back to the BSL/Pass area after college. Unless you own your own business its hard to make good money. My brother moved back and bought a house close to Old Town/Downtown. He works offshore so isn't tied to local economy. He is trying to buy as much property as he can. In 10 yrs BSL/PC are going to change dramatically. I think that areas future is going to be pretty bright if things keep progressing the way they have been.

Are you Civil? I have been looking for a reason to move that way, but like you said, zero work opportunity.
ETA:
At a minimum, I would like to have a camp down that way.

I work for a mechanical engineering firm that caters to government work sites, like NASAs and Air Force bases. I travel when I have to.

It's hilarious that Louisiana residents are laughing at these Mississippi choices. As if Louisiana is somehow better
