I'll point out one thing. When Stanford Group died they estimated the total loss around 7 billion dollars worldwide.
1 billion dollars of that 7 billion dollars was from roughly Baton Rouge and Lafayette. A BILLiON dollars sucked out of this economy almost overnight.
And this town didn't even blink.
The inventory for existing homes for sale is very low and houses are moving fine. Houses in the upper market take longer to sell normally simply because the pool of buyers is smaller.

At least you can find some really authentic French Creole native Louisiana architecture in BR (and of course NOLA).
We have some very nice A. Hayes Town homes in our area.
But let me guess, the Pennington home attracts you.... Why??
Because its a big 30k sq ft home??? IMO, it gaudy as hell!
I guess big is better to some.
"Nice Houston homes"....does not compute.
Absolutely "0" character in those homes.

I know a contractor who is in his 70's now still working because he lost 1.5 million when the Stanford shite went down.
BR has more money than people realize.

I know a dozen people who took a hit, some who could take it and some that it hit really hard. And I wasn't trying to discount them or disrespect them .
My point is that much money disappeared overnight and the city as a whole didn't miss a beat.
And above Houston does have some great older neighborhoods like most cities do. But it's got a ton of crap too, as most cities BR included have as well.
To the OP there is no housing bubble. The real estate market in BR is alive and well and the future looks very bright for it at least for the foreseeable future. To be honest with interest rates where they are now (which in my mind is VERY affordable-considering my first house in I believe 87 was 18%-yeah, nut that one.) it's an affordable city for upscale homes. And BR has many professionals as well as entrepreneurs, small business owners and a much larger medical professional group than most realize. Add that with engineering, academia, state government, petroleum etc..and this is a very good market.

But when it comes to classic timeless architecture, Houston
certainly doesn't come mind. As a matter of fact, Houston
is kind of the opposite of what most land planners what to achieve with the vision of a new community/neighborhood. And I'm not classifying the Woodlands as part if Houston.
I think the OP was referring to McMansions as a sign of a nice home.

Again. The majority (all but maybe 2) homes in Mallard Lakes are big McMansions and ugly as hell. Expensive - but

Maybe I misunderstand the definition of McMansions but many of these homes are greater than 10k sqft in mallard lakes they seem to have a descent amount of land.

The roads in the Rice/River Oaks area are horrible. Worst I've ever driven on. Why in the hell don't they fix them?

I've noticed some diminishing home values across the BR region. In particular, the condo/townhome market in BR seems to be suppressed.
