Is gentrification a safe bet?

Recently looking at houses and the places with good schools that look like what we want/ new is out of our budget. There is one in a less desirable (yet still safe etc) neighborhood that’s in our budget, knocked down a old house and built a nice new one but it’s the first nice house in that street.

For more context, the town above is a A+ school district and town below is A district. This is a B-. Not a ghetto area, but the houses are ~20% cheaper vs comparable size

Question is, if they are starting this process, is gentrification a given and we just need to wait it out for better school system and property values? Or is that too risky?

It may take a generation to completely gentrify that area.

There is always a risk but it will eventually pay off.

cheapest ugliest house in best possible neighborhood you can afford and fix it up over time.

Don't do it then, there is always more that is uncovered during the remodel.

A B- neighborhood is more likely to turn Mexican than it is to gentrify.

Some folks in Highlands in Shreveport thought gentrification was coming 15 yrs ago and it’s still not there yet.

Cheap house + private school is the way

Any district with legitimately good public schools is going to cost you 700k+

We live in a high cost of living area so the private school is also $$$$$

A+ school just means rich kids go there. It doesn’t mean your kids will get a better education or that the teachers are any better.

Gays seem to be leading edge of gentrification around here. Follow the gays.
Who are your kids friends from the neighborhood going to be.
You can always move if it doesn’t work out.
Shitty house, nice neighborhood was my decision.

We bought in a nice but still developing neighborhood. It has taken a turn for the worse already. We are looking to move soon before our oldest is in the schools. We are targeting an established but older neighborhood with steady demographics. I don't trust what others may do in the future. All of the tension seems to be getting worse.
