And you are not looking at Birmingham... why?

Drive to LA... 6.0 hrs BHM to BTR including 2 gas/pee/food stops (I'm old, dammit. You kids can do it with 1).
Mountains... mountain-top park in the freaking middle of town.
Beaches... closer to BHM than ATL (right down I-65).
Weather... we're not Fargo.
Close to big metro... 2 hours and change to hit the Micro Center in Marietta, then turn around and get the F out.

What's not to like?

I live in Sugar Hill. It’s a city that’s growing rapidly.

Schools depend on the cluster

The Sugar Hill “Lanier” cluster has has historically been lower - middle class. That is changing very quickly because all of the new houses are bringing in upper middle class families. One of the elementary schools is considered to be the top in the state. Good thing about Lanier is they are tearing down old houses and trailer parks to build $300k-400k houses.

The North Gwinnett cluster has been considered middle/ upper class since I was in high school (14 years ago). The students score on the high end of the test spectrum and the athletic departments/associations are solid and well funded.

If you are looking to move to Gwinnett stay on the Northside Suwanee/Sugar Hill/ Buford. The rest of county is quickly going to shite with in influx of people from Dekalb/Clayton county moving here for the schools. They can’t afford the pricing around here so they are moving into Lawrenceville, Duluth, Norcross, Grayson.

Postives
access to 85 and 400.
Great parks closeby and close to lake Lanier.
Atlanta is about 45 minutes away during non traffic times.

Negatives
The traffic around here is going to be terrible in 5-10 years especially in the Suwanee area.

Nothing but great memories but then again I didn't live there.

Yep. He had liver cancer, was diagnosed in 2007. Underwent chemo and a liver transplant. Holds a "Liverversary" in September.

Tell me more. My kid's daycare in Grayson is about 10/1 viking/kang. The kang's are well-to-do middle to upper class.

The daycares feed the elementary schools. WJ Cooper Elementary has excellent test scores and very low free lunch numbers.

That feeds into McConnell Middle School which is also among one of the top third of middle schools in the state.

That feeds into Archer High that is also in the top third.

And $250k gets you a nice house here..

Will it get worse in the future? Maybe.


Are there better areas of metro ATL? Yes. If you can spend $700k on a house.

Or $300k plus private school to make up the difference.

For $250k, Grayson is a good place to look.

Why not just move to the Chattanooga area and avoid state income tax? Chattanooga obviously isn't atlanta , but it's a beautiful, great little city. Especially great if you like outdoor activities

You mean never-ending road construction. I've murdered 16 people at the intersection of 20 and Suwanee Dam Rd.

Demographics for Grayson high school

Total Minority Enrollment (% of total) 62%

Total Economically Disadvantaged (% of total) 38%

And those numbers are trending up.

Grayson High School is unranked in the National Rankings. Schools are ranked based on their performance on state-required tests and how well they prepare students for college.

Grayson is ranked 22 of 23 Gwinnett high schools. Only Berkmar has worse scores.

Move while you can.

The road construction on 20 between Sugar Hill and Forsyth county is done. And from the Hooch to 400 is nearly complete.

I agree with Lvillian. Stay away from Lawrenceville. Trending the wrong way. Gwinnett is not what it once was


Cumming/Buford area is nice and growing.
