Get a ring doorbell pronto. Sometimes you can hear the realtor and clients discussion as they are leaving the property if you have the motion set properly. We heard several good conversations and were able to use it to our advantage.

Ive thought about hiring a stripper or two for a few hours and asking my neighbor to let me stage one doing yard work in short shorts, while the other undresses in front of an open window....just to see if guys coming to the open house will place Immediate offers for the place over asking.

Yep...I don't think it is a very good idea at all.
Honestly, when I was looking for a house, nothing was more distracting than to see someone other than my realtor in the house. Once you see someone else, your whole focus as a buyer shifts to the other person instead of the house that you are supposed to be checking out.

I think a guy did this and he was arrested for jacking off while the strippers stripped on the neighbors front porch
