I'm not sure how those work but I'm going to guess those sites pull up the house purchase price from whatever database they all use and it was input incorrectly from the start.

Exactly. He bought it for 10 million, did a little work on it himself, and flipped it for more.1 billion is about right. It probably came eith s dozen of his paintings.
