My primary residence will never flood unless the levee breaks or some other catastrophe happens. It will be post apocalyptic after, so I don't worry about it.

I got it.
Will use it to put repairs in the house when it floods today or tommorrow and move back to Crowley and build a house on piers.

I have it.

I've been flooded twice...over a decade ago in La...and then again a few years ago when I was living in Virginia.

It's not expensive, and well worth it.

I am not in a flood zone, but about 100 yards from it. Just renewed my insurance on August 1st. $450 to protect my $265k home and contents..... No brainier

My aunt in denham is also not in a flood zone but just flooded, thankfully they have insurance as well.

However, my cousin just bought a house in Watson, they are the only one of two houses in their subdivision that didn't require flood insurance, and she didn't buy it. As of last night water was close to her door.....

A lot of places that flood are well above sea level.

I am amazed that anyone living near a lever wouldn't have flood insurance.

I am also amazed at the people who let their mortgage company do their thinking for them.

Sometimes the insurance company won't cover a home. Especially if in flood plain.

That is what NFIP is for, issued specifically for those who can't get flood coverage through the private sector.

If the Mortgage Company doesn't require it, there is a pretty good chance that you don't need it.

My mortgage company doesn't require it. I had water 3 inches up my slab in March; roughly 4-5 inches from inside my house. Just because the mortgage company doesn't require it, doesn't mean you won't flood.

And mortgage companies have no clue about rapid changes in topography due to development.

Builders routinely fill in lots that are A10 and nobody says a word.

True story, everyone saying they are not in a flood zone is in fact located in a flood zone

Correct.

X and C are just variations.

Rain events can open up and happen anywhere.

Pumps can fail, levees can break, drainage systems can back up or fail.
All of these things happen, much more frequently than "every 100 years".

Yet, every time, we will have people on TV, devastated, because "it never floods
here".

I feel terrible for those folks and have contributed financially and with my time to help them, but dang, flood insurance is the cheapest, best deal out there.

Here is the scam my mortgage company was running with flood insurance. I was part of this class action suit.

The reason I paid off my house and cancelled flood insurance.

If you purchase flood insurance now, will you be covered immediately?

think it's more responsible homeowners that pay to have insurance get pissed when people who roll the dice get bailed out.

The government is going to bailout the insurance companies anyways, so what is the difference?

Market value of house has nothing to do with replacement cost on house. Flood policies does include coinsurance penalties as well.
