We need a North ALabama OTGT!

I can get everyone, that plays golf, on at Canebrake. I'm afraid that this bunch of hoodlums would drink them dry though.

I would absolutely choose Canebrake in Athens over anything in Madison.

and also Hampton Cove esp for Golf and the School System

Athens just has a much better layout and a road system that doesn't get overwhelmed on a daily basis like Madison's. Exceptions are 72 between 31 and Jefferson St and 31 N thanks to the new high school.

Yeah, Madison's roads layout is definitely a big pain in the arse. It definitely wasn't laid out with the current population boom in mind. And it will only get worse once the new auto plant is up an running (hell, it's getting worse now and the plant isn't even running yet).

But since I work on the Arsenal, and my wife works in Madison, it was still a really good option for us. I really didn't want to commute from Athens to the Arsenal every day. And even though we complain about the road layout in Madison, the traffic still doesn't compare anywhere near real traffic in big cities. I can get to my building on the Arsenal in around 20 min. even with the traffic at the gates, so it doesn't really hamper me much in the end.

But Athens is a really good place to setup a home in with the current housing market and schools. So is New Market if you want to be more out in the country. I've heard Buckhorn is a pretty decent school system.

Looking at Zillow looks like pretty exclusively new home builds in New Market. The schools are good out that way?

Yes. Buckhorn is a blue ribbon high school. New Market Elementary is very small. Riverton is the larger one with the more...diverse student body, but it's still a good school.

I live in Hazel Green. The high school is pretty good, but I send my kids to private school until they reach high school. The middle school here has some issues. I've heard nothing but good things about Buckhorn.

Also...fyi...some parts of OXR (Owens Cross Roads) is like a trailer park. Other parts are Hampton Cove, which isn't bad...other than at the present due to the road being shut down. Both Hampton Cove and OXR share the same ZIP code 35763. That's probably my biggest gripe: OXR post office is slow as hell.

Thanks. The more I look it seems like Madison or Athens is probably the better bet for me.

I recommend you look at 35801 and 35802. Best location to live in Huntsville by a good margin imo.

No biggie

go borrow a couple hundred grand and sign your name about 50 times. I'd go with a credit union to borrow the money. Maybe some of the locals can help you find one.

I was actually looking at that earlier. Seems like I can get a lot for the money in that area. I’m seeing multiple listings for sub $200k 4bdrm, 3 bath, 2k+sqft

That is likely on the outskirts of those zip codes. You'll spend a good bit more than that in the recommended neighborhoods. However, your home value will be protected and re-sell will be easy.
