I just wasted 15 minutes of my life reading this thread. For you to even have to ask if this is ethical or not is hilarious. Grow up. You made a deal. Honor it. It doesn't matter if you like the guy or not.

News flash, you will go through a career, assuming you have a decent one, dealing with a lot of people you don't like. Doesn't mean you srew them. Just move on. Life is too short.

Correct. You are talking about screwing a guy after giving him your word. You can try to make this an ethical question, but what it's really about is money. You are cheap. If it was over $1 you would pay it "because it's the right thing to do." Sad thing is you are willing to ruin your reputation and dignity over $5k which tells me you should spend more time on your day job.

You came here to test the waters and I'm sure didn't get the support you thought you would. Judging by 7 pages of your answers if given the chance to screw someone my money is on yes you would.

I put stock into the character of a man and you and your thought process are a disappointment if even only from behind the screen of a
Message board. Sad thing is I know a lot of people like you. You view this money as much an entitlement as much social scam artists. Get some food stamps while you are at it.

You are going about it all wrong. Let the agent do the deal. Tell him you want to clear 180K. Tell him you will not accept an offer for less than $185,000. Tell him that you don't care if he makes the $5500 commission, but you have to build it into the sales price. If he wants the money, let him earn it.

BTW...I'm a real estate agent, appraiser, and property investor. People create deals like that all the time.

See, though, I have reason to suspect that he does not plan to offer his services and just wants to lay back in the cut and come out of the woodwork if I sell to this lady.

I don't even know if she wants to buy.

Fair enough. There are more than just one buyer in the world. Send the tenant away and sell it on your own.

You can still let him try to work it at your price. You signed the stupid deal, but nobody is going to force you to sell it for less than you want.

Not in my view. Sometimes buyers and sellers ask agents to reduce their commissions to get a deal to work. My response as an agent would be I don't ask you to work at a discount ,so don't ask me to do it. Sometimes deals fall apart over very stupid things. It's a skill to keep all egos in check.

At one point way back when, the realtor mentioned something about feeling it was only right to offer her some of his commission in the event I sold it to her. I was very surprised by that.

Youre entire plan seems to hinge on both the mother and the son being willing to work with you. If thats the case, why not just sell it to the son and skip the 3 month waiting period. He can sell it to her afterwards.

You signed an agreement with him saying if a tenant signs through his service he gets certain explicit considerations.

You get a tenant which you regard as a desirable fit.

You post a thread trying to find others to rationalize why getting yourself out of a contract by evasions to be somehow ethical.

I hate the racket real estate agents run, but get the frick out with this bullshite
