Hell I'm thinking about an apartment near the new hood so I can keep and eye on progress so I don't mind a step down. That neighborhood sure likes to send emails and judging by the receipients there's no shortage of attorneys

I don't have much to add other than, why just 3 months then? Why not a year? Or longer? If he technically abides by the contract signed, what's the problem. If the agent didn't want a tenant he supplied buying it without commision, shouldn't he have put a longer time frame?

Explain how this is a breach of contract. You are mocking, but I don't think you know wtf you are talking about.

90 days is a pretty standard holdover in the industry even on listing agreements. I think anything longer than that and you risk a chance of a judge not enforcing it because it would be seen as unreasonable. Don't quote me on that but that's always been the way I see it.

I already acknowledged it is at least somewhat unethical, and I didn't say I would do it. Even if I thought I would succeed, he could still sue and I'd have to spend a thousand or two just to deal with the bullshite, and so it would probably be smarter just to negotiate it.

For the OP, it basically comes down to does he like the tenant more than he hates the agent. I wouldn't jump through hoops to try to frick a guy over especially if I signed something.
