End of the day he could do work to arrange the P&S. I think he will probably hit me up pretty soon anyway in anticipating of negotiating with the Tenant.
At that point I think he and I will do some negotiating.

If he doesn't want to pay the commission then he needs to tell the tenant to move on and he can sell or rent it to someone else. That would mean his original contract is over and he has no obligation to anyone. As it stands, what he is doing is acting in bad faith.

Look-it's not personal. I just hate people that are unethical in business. I take hits all the time, like monthly, to honor contracts or even verbal agreements. Your word bro, it really should mean something. You have to do what you say you are going to do, or else you are one of them. I am guessing you will make the right decision here and honor your word and leave being a weasel to the weasels.

It's impossible for a contract to cover everything. If it was apparent that the contract intended to cover this situation (where your current tenant purchases at the end of the lease), then you would lose in a law suit.

Dude. Your scenario is clearly an attempt to get out of a contract by underhanded means. You would lose if the guy pursued it in court. Just my thoughts on the subject, but I've been practicing real estate law for 29+ years.
