How much authority do HOA’s have?

Everything I’ve ever wanted done has been approved.. but what happens if you go against the grain and build an addition without an HOA’s approval? How far can they go legally? I’ve always wondered this

Depends, what are you talking about doing? They can place a lien on your property. It's all what the by-laws say. Some can fine you to hell, like $100/ day until you fix it.

They can assess fines for bylaw violations and place a lien on your property through the county/parish assessor's office

I'm a HOA prez and have fought hard to limit the out of control old ladys that want to imprison a homeowner everytime they leave the trash can out too long.

They can file lawsuits, tie you up with depositions and court hearings. Better just to ask first.

I know that they can issue fines. If you don't pay I believe they can put a lien on your house as well. There should be a clause in the HOA charter that says specifically what the ramifications are for non-compliance.

Too much in regards to additions. But if people weren’t jack asses and just kept up thier places, there would be no need for them

Mine has a retired Judge on the board...so fighting them in court would probably be a losing battle.

I was supposed to get permission to build my outdoor kitchen in my backyard. I didn't bother saying a word b/c it's "in my backyard" and can't be seen from the street. The head of my HOA lives right down the street from me. I haven't gotten a nasty gram in the mail so it's all good. Now, if it's something that could be seen from the street, I would've likely gotten permission.

Which is why i will never live somewhere that has an hoa.

And i hate cookie cutter neighborhoods as well.

Im adding on that my patio and eventually outdoor kitchen and it’s in the process of getting approved. I assume it will without any issues.

You have to go with what you're comfortable with, but it was in my backyard and unseen from the street so I didn't want to go through the hassle.
