How do you sell a house while living in it?

Situation:
Living in starter home still even while making a great salary and have 4 kids. The problem we have is that we have 4 kids and are finding it hard to get the house ready to sell. They keep getting sh!t for birthdays and christmas and so it's a constant inflow of stuff even though we have purged 3 times. How do you get a house ready for market while still having everything for daily life... with kids?

I would recommend getting a storage shed and moving as much non-vital clutter to that location. Then, whip the kids and wife into shape to keep things clean. May want to spend a little money with a good cleaning service and then stage the home.

Lots of moving pieces here like where are you living when it sells?

I have always wondered that. If we wouldn’t have been able to move first with my last house, i honestly don’t know how with 3 kids we had any chcance to sell the house.

Use your great salary to get a maid and keep the house clean

Get a storage unit. Have your kids pick a few toys/things to have until the house sells. Put the rest in storage.
Do the same if you have extra furniture or your rooms are crowded. Too much stuff makes the house look cluttered and smaller.
Keeping it clean and uncluttered will go a long way.
We’ve sold 3 homes FSBO and all sold within a week. After a big cleaning where we cleaned everything, we made sure things never got where we couldn’t pick up and be out of the house within 20 minutes. Decorative baskets are a great way to pick things up quickly.
In one of our short term homes that was smallish and didn’t have a lot of closet space we kept some things in large garbage bags and stuck them in our cars while I was showing the house.

This is the exact situation a friend had on his hands. He got the wife, kids and dog to stay at her parents house. They took as much needed stuff as possible. He had a cleaning service come in and white glove the place. I think the cleaning service was $500.00, not sure. It worked like a charm. Depending on how much crap you have the storage sounds like a good idea.

My suggestion is to hire a maid service, send the wife off on a girls trip, send the kids to the grandparents (gpaw and gmaw will surely love the quality time), have your walk through that weekend, sell home, and profit.

The one thing I'd add is to talk to a realtor who actively sells your area. Not one who gets listings, but someone who closes on sales. Ask them for a walk through that is (possibly) brutal. Take notes. Then do it.
I found the hardest part was keeping the kitchen looking as if it weren't lived in. Also changing the kitty litter every other day (one small cat).
