Developer got a grant for low income housing, halfway through the project he found he could sell condos and still keep the money due to a loophole.

So, this 200 unit housing complex is going to be all BnB now. Most likely none owned by anyone who actually lives in this city.

IF this happened, which is a huge IF, it’s so incredibly rare it’s not worth a discussion. Who partied on a Monday normally?

I own a vacation rental (not in a neighborhood) and I stay in them all the time.

I also live on the edge of a municipality where the street behind me is another one. My corner neighbor behind me is a Hispanic painter that has a rooster, random birds, and had 2 pit mutts that got loose so often they must have been taken away because they both disappeared in a week. He has a chain link fence that has a locked gate. I know because when his dogs got out I tried to go tell him, but I’m not hopping a chain link fence with a locked gate to knock on his door.

My point is, there’s 0 guarantees of a good or quiet neighbor.

If someone is loud after 10pm, most municipalities have sound ordinances call the police asap.

If it’s in a normal neighborhood why would someone rent it to party? How much is a normal weekend rental total? This idea people rent somewhere for $750-1000 for 3 nights to party is somewhat ludicrous especially to “get out of their double wide”. That’s a lot of money.

Most often I find these are rented by families visiting family or in for a wedding, baptism, etc. Most will be good, normal people.

ETA: fwiw even as an owner I’m generally against them being in normal residential neighborhoods zoned residential only. But, ‘mixed use’ areas should allow them. People complain about vacation rental but then have a gas station and restaurant on their street.

I agree. And for every one thats bad, there are a few who are non conspitcuous.

Like anything, there are tradeoffs, but in a strictly residential area I am leaning toward being against them.

I've had one in the Bywater for about ten years.

It prints money year round so I feel really, really good about neighborhood Airbnbs.

Of course. Don’t know if you know this but residential fences don’t block sound well.

The parties. Look, no one cares if your neighbors have parties for birthdays, graduation, etc for themselves. What’s bad is having new neighbors frequently rotating and the reason they are there to have parties. Do I really have to explain this to you?

Get into an argument with one of the partiers who you don’t know and will never see again. You’re afraid they might throw a brick through a window because there will be zero repercussions and they know it.

You plunk down a shite ton of money to own a house and all the work and expense for it to be nice. Pay big property taxes and insurance. Then lie awake at night while the newest neighbors, who will be gone in the morning, have a loud party. And congratulations! A new neighbor is moving in next weekend for the same purpose.

Can’t you get that? I don’t live on Chimes Street or live in a condo on Fort Walton beach. I don’t want a frat house popping up next door.

The town I live in recently banned them. There were 3 in my neighborhood. They were well kept and the folks staying never gave any issues. They were usually folks working turnarounds at the nuclear plant. Once banned they were converted to long term rentals. They're about $2k/month but somehow trashy people still afford them. I proffered the air bnbs

Considering I'm currently trying to buy one, I'm ok with it. My primary residence has an HOA that forbids it which I also appreciate.

Well under 1% of vacation rental owners want a true party house. Party houses get destroyed. You aren’t getting all your money back through any deposits or insurance for routine damage, and litigation takes forever. Airbnb sucks to charge guests for damage as they generally will side by the guest so as to not upset their ‘customers’. It’s not financially worth it. A routine party house would receive routinely very bad reviews as the next people that show up to stay will arrive to a dirty broken house.

my brother lives next door to a newly renovated home that is a short term rental. it's a very nice home (probably $1.5mil+) but even still, there have been a few instances with tenants causing disturbances.

however where he lives, these permits are tightly controlled. if a property owner has 3 infractions, the city will go ahead and pull the permit.

he told me "I doubt this place is an Airbnb 12 months from now"

They used to allow it in the M streets so my friends and I booked one for the 2018 Miami game. No clue how it was allowed even back then but that area banned short term rentals shortly after.

I have a question for AB&B owners. Is your plan to breakeven on the house costs hoping to sell with a gain in the future? Or do you expect a net annual profit over several years? It seems to me that except for places that draw tourists for a week or temp workers for a month having an AB&B would not be a money maker.

The Mississippi Gulf Coast is exploding. Protecting the communities is a good thing.

Well if it’s legal in the city/county/ etc., then the owner can do what they want with it.

Pretty simple. If it bothered you that much, you should have checked the laws around that before you bought.

Typically insurance will only cover damage caused by a tenant if was accidental…like accidental water overflow or a kitchen fire. An insurance claim for damage resulting from the tenants throwing wild parties is probably getting denied.

Landlord would have to go after the tenant personally and take them to civil court.
