How do I determine if a property is designated “wetlands” in Louisiana?

There’s a piece of property the wife and I are looking at to purchase and eventually build a home but looking at the realtor’s map it is located in a green shaded area. The same green shaded area extends to another property we looked at that is designated as wetlands. I’m wondering if the green indicates wetlands designation or something else.

Is there a way to look up the address and see if it is considered wetlands or not?

If it's in Ascension, it's wetlands.



ETA: what does the green shade mean?

Crawfish burrows on it? Wetlands gras? Slightly acidic/sulfur smelling soil?

It’s likely wetlands.

call the parish it is located in and speak to the city planner.

Wetlands Inventory

This gives you a guideline, but it is not a final source, click the Wetlands Mapper.

ETA: Wetlands are sort of a moving target with each delineation. The cost of wetlands mitigation became cumbersome to development and, anecdotally, the Army Corps has become less strict and more development friendly recently.

I called her but she is looking into it. She didn’t know, and I’m now looking at other realtors

Looks like the property in question is not a wetland according to that link. I’ll find out for sure soon enough though.

If it’s under 5 acres I think u can get the Corps to come out for free and let u know. Over 5 and u need to hire someone to take a look. Corps has final say even if your guy tells u it’s fine / u need a Jurisdictional Detemination from Corps which is good for 5 years - it’s a racket and money grab. Ideally at least part of it is Uplands and u can build a house pad there. Then once u own it just clear whatever u want over time and 99.99999% chance the corps won’t say anything or do anything

Depending on the size you’ll need to have a wetlands delineation.


Then you’ll have to hope the corps agrees with the person or people who delineated your land.

Call the corps office in New Orleans and tell them what you’ve got / they might do a desktop eval and knock it out for you over the phone

Yea I would call and see. I know they typically don’t want a delineation done till spring, so if this is something you want done just call.
