Make sure the vent is directly on top of the heater. If it has moved recenter it so that it is vented properly.

If the water initially is the right temperature but doesn't last long you most likely have build up in the tank. Any guess on how old it is?

If it was there when you moved I'd start with a drain and flush to see if your problem is just sediment build up which can funk up an otherwise good water heater. If that doesn't work call a plumber. You probably have a bad element.

It is, but it's been up there in 3 of the 6 houses I've lived in. If I designed a house I wouldn't put it there.

Women love to put them in the attic because water heaters are ugly and take up space. But they don't consider that the attic gets very cold and God forbid you have one leak in the attic - it can destroy a whole ceiling with the quickness.

Your water heater will have two components responsible for how long the water lasts.

1) temperature of the storage tank and how large the storage tank is.

2) the recovery rate. This is based on the BTU or kW output of the heater.

Unless you changed the temperature setpoint of the water heater recently, you issue is #2. Recovery rate.

The amount of energy to raise 1 gallon of water 1 degrees F is fixed. Normal summer operation of the heater is raising the water temperature from 70ish to 140ish (depending on your setpoint)

winter you could see incoming temperatures in the 40's. since your water heater has a fixed, so your heater will lose recovery rate since it will need to raise the water temp another 30 degrees.

Give that a second thought. I've had 2 of them on new construction in less than 4 years. Sensitive to buildup and sounds like a garbage truck driving around your attic.

Try draining it and take note of the color of the shite coming out. My old one had like 10gal of calcium in the bottom of it

Eta: I am on city water


You also will limit your flow if you go tankless. I considered it, but my shower by itself flows 7.5gpm and normal tankless heaters only flow 10gpm max. I got a 60gal thin/tall gas installed for $850

this.... had 2 tankless water heaters installed in the house we just built....

very much worth it.... saves on energy bill, and knowing that if i wanted to take a 3 hour shower, i don't have to worry about the hot water running out...

Pilot light may not be staying lit, check this when your water is running or warming up.

I have to drain the crap out of my hot water heater every couple of years because it will do exactly what you are having issues with. Takes about an hour then it acts like it is brand new..
