Just drained mine. The plumber told me to do it once a year. It's a year old, and all was good

Maybe the hot water that its trying to heat is too hot, therefore it is acting more like a hot water cooler.

Idk if people consider 120° water hot, but I do. I have mine set on 150, so it runs when the water gets down to 120. I would call that a hot water heater.

It also heats cold water, but calling it either one works

Yea highly reccomended if you live somewhere that doesn't have hard water or you will have to install a water softner as well.

I thought so too, until Hurricane Katrina. No power for weeks, but I had a hot shower every night thanks to the attic heating up.

If you have gas, tankless water heater is not the best route to go. Besides the extra maintenance to maintain a warranty , they just don't offer worthwhile real benefits.

$ savings - I have a 50 Gallon NG water heater and a family of 4. I live with 3 women. My average costs for heating water is about $5/month. Even if a tankless cost me nothing to operate and had no ridiculous maintenance requirements, the payback would be 600 years.

Unlimited hot water - I have found some great 1.5 GPM shower heads from Niagara. These have a low enough flow that if one person is taking a shower, the water heater has no problems keeping up. It even allows 2 people to take a shower at the same time and have hot water for 20 minutes+.
