Because you're a childless adult who is regular at one of the bars on third street, hates getting DUI's, has a strange aversion to Uber, and also happens to work downtown?
I mean, it's not a big market, but there's definitely a market for this kind of stuff. Someone must be buying them.

Because if you work downtown, it's the only place you can live where your commute will never be impacted by traffic, you won't get murdered, and you'll be in walking distance from your job, a grocery store, multiple bars, gyms, banks, libraries, festivals, farmers market, restaurants, etc.
It's literally the only neighborhood in BR that is both safe and also feels like urban city living.
And because you have more money than common sense.
Plus, it's not like 3BR 2Bath houses are that much cheaper in the rest of town. There are lots of homes like that in nice neighborhoods that didn't flood in the Garden District and Mid City which go for that much.
Baton Rouge is an inexplicably expensive real estate market if you don't want to get murdered, stuck in traffic 24/7, or flooded.

I am anticipating a move to BR in the near future. I've thought about getting something like this as opposed to a house

If you have no kids, crime, traffic, and the costs of avoiding those things will determine what neighborhoods you will want to live in. As someone who lived in the city for 8 years, I will say that traffic was the number 1 stressor in my life, so the times when I lived closest to the places I went regularly were by far the happiest years I spent in that city.

I agree. The move needs to become a reality first. Traffic, crime, and flooding will be deciding factors

He had a condo at the nicholson North gates. A buddy's dad had one down the hall. He never saw any mischief. Just let coming to shower late night during the season after work and his close family staying there for game day.

Who would want to buy one of those in Baton Rouge. With a little more $, you can get a nice place at the beach for that price.

My buddy owned two on top of Azteca a few years ago. He lived in one for a while and it was pretty damn sweet with private rooftop hot tub and wet bar.
Not sure who owns them now. But would be nice to have.
