We went hiking in Smoky Mountain National Park. Probably my most favorite moment of the trip.

It's a wonderful area. If you can make it to the backsides of the park it's even better. No one is there.

I've lived there and loved it. But it's for rich retirees, not people under 50. Unless you're cool with staying broke as hell for decades.

If you're looking for prime mountain property, sure. There are plenty of places that are nice and cost way less than anything we've got down here.
Now NC is expensive, but if you look in TN there are great places. I can't wait to go back. Hell no state income tax/theft makes it worth it alone.

I've noticed this board has an outsized affinity for Appalachia.
Guess it doesn't seem as exotic to me as it does to you Cajun types

I moved to Knoxville from California years ago and will never move back.
Knoxville (860k metro) and Chatt (550k metro) are great mid sized cities.
You can legit only make 40k out here and still live pretty damn good. The secret on East TN has been getting out for years, but it's still done a great job of retaining it's beauty.

It is a drastic change from Louisiana - a place where the highest elevation is around 500 ft.

It's one of the closest areas with decent sized mountains and still in the South. We don't really even have hills in South LA

I think like 80 employed people per day as well. The housing market is goddamn ridiculous.
Bought our townhome 2 years ago in October. It has appreciated 25% since then. Our neighbor, with a mirroring unit, just sold for that so the comp is there.
Burbs here we come!

I love the “few hours to the beach” schtick. Three plus hours isn’t a few. It’s almost as bad as saying that small beach house is just a few million.

I disagree.
I live in Nashville and we're far from the Gulf Coast white sandy beaches. Being 3 hours would be a lot different than 7 hours.
Also, "a few" quite literally means 3.

Great weather, beautiful scenery, nice people, good food, close to AVL's weirdness. What more could you want?!
