I have a 18x12 patio that I did the same exact thing with about 5 years ago. I only did 2 lights, not 6 but that shouldn't make that big of a difference. Did not include paint either bc I was about to get my house painted. It cost me $9,500 which I thought was a great deal. It was done by one of my wife's patients who was really grateful for some work she had just done for him though and we wound up giving him a gift card to Ruth's Chris or something bc we felt bad only paying that much. Also my dad and I ran the electrical bc it was very basic and my dad is good with that sort of stuff.

Edited to add that the decking was already there as well, we just wanted it covered.

This quote seems high. I got my entire job including a new stone firepit and outdoor kitchen included for less than that and mines bigger than 12x20

I am pricing some work at my house and got a stupid high quote as well. Like enough to build an entire new house (~$500k). I asked on the OT and got some of the same "that seems about right" responses as well. I can only figure we have contractors on here that need to justify the screwing they are giving people.

The advice given to me by friends in the business is that "there is a lot of work out there right now so keep getting bids until one comes in reasonable." In the interim, I went and worked up numbers showing what I could buy the materials at without a Contractor's discount (which took a ton of work) and plan to show that to the last guy who quoted and see what he has to say.

If you have any knowledge of construction make a detailed list of all things you think it would take. Get a material quote from Lowes and Home Depot. After you get that add 10% to cover anything you missed, because you missed something. Then get with a contractor and let him know you are supplying all the materials and would like a labor only quote. Get a few of these. It will be high because he will not be making any off the materials, but this will give you more of an idea of the cost.

BTW there is a lot of work right now, so contractors can demand high prices because the good ones aren't struggling to stay busy. This is happening in my business as well (site/road construction).

yes it is on the high side

This is a price that says I will do the job but it has to be worth my time

Get a couple of other prices-

Check out Wayne Dodge Construction or Harvey Smith Construction(ask for Tim)- two very very Honest guys

Thanks for all the responses guys. The quote came from a very respected builder who I have no doubt would do great work, I was just very surprised at the actual number for the amount of work being done. I'm getting some more estimates next week, we'll see if they are in line with the $145/foot price somebody mentioned above or lower.

Couple of concerns.
First you need at least 4/12 pitch to put shingles. If you're doing a lean to, you need at least that.
I'm doing one right now at my house 19x32 cypress exposed beams with beadboard ceiling and a black metal roof to match my shingles since it's less than 4/12.

I was wondering about that pitch as well.

He can do an underlaymnet that will buy him some help, so I imagine the GC is counting that in.
