I used about 350K as 1031 money into 2 new rentals. They net about $2,200 a month give or take after taking out taxes management fees and insurance. So created some more passive income which has been nice. Trying to figure out what I will do with balance which I should receive in about 4 weeks when 1031 period is over. Actually came here to research what to do with that when I saw this post asking what I wound up doing. I feel like I saw something about a fund listed here that pays 9-11 percent pretty consistently but I can’t seem to find it now. I just want it to remain liquid in case a great deal comes along on either another rental or even a business to buy into. But I also don’t want it just sitting in the bank.

As for rest of my financial situation, we make what I would think is above average income annually and are not living paycheck to paycheck. Total net worth is right at 2.3 Million by my calculations or very close to it. Have A 6 plus month safety net and n savings and 2 other properties that I have good equity in each. Past that no other debt I pay cash for everything and credit card is paid in full every month. It is not my only money and I don’t intend to use it for anything personally. Want it to remain as “retirement money”. Whether that is invested in more real estate, or another business venture or just put into the market, either way I don’t plan on touching much if any of it short term.
And btw it is abundantly clear that paying off my house note is a bad idea. So thanks to all for that. When everyone is telling you to run from an idea it’s pretty eye opening. I like the idea of being house note free but I see what everyone is saying at the same time. So will eliminate that option from this scenario. Thanks again for any and all advice here.

I do have market exposure. I am 41 years old and between my wife and I as of today our current value of our IRA/401K’s is $580K

Whether it’s actually a large amount is debatable but it will be biggest check I’ve even held. I am Selling some real estate. I don’t have a mortgage on it, so all proceeds at sale will be given to me via check at closing. Total amount is $570,000
My current opinion is I have a few options.
1. Put it into a 1031 exchange and buy something bigger to defer the tax hit. Somewhat skeptical here bc I am tired of being a landlord. If I do this it will def be set up and managed through a RE management company so I will be a lot more hands off then what I am selling now. This keeps some cash flow coming in every month via a passive Real estate business which I am already used to.
2. Take the money, pay the capital gains on the profit, and whatever is left over (will be over 500K left after taxes) use that to pay my house off. My note on principal and interest is $2,000 a month and I owe just over 400K on home so will be house note free. My interest rate on my home is 2.75 and I have about 27 years or so left on term if I don’t make any extra payments for what it’s worth when considering this option.
3. Invest in something super safe like a CD or Bonds and take advantage of the higher interest rates while they’re here and use that interest income to pay my house note instead of just paying it off. That way I keep nest egg there and if interest rates ever drop I can take it out and still pay off the house but just owe less and be able to keep more of the money after it’s paid off.
I’m open to other options. TIA for any feedback here.

Wondering the same thing myself. From updated satellite imagery it doesn’t look all that bad. And since people can access the island I would think it’s accessible too. The thing I wonder about is if you are able to launch, how comfortable would you be running a boat around there right now. We know the water isn’t that deep in a lot of spots around there anyway, and I’m just nervous about the larger debris that is scattered all over the waterways. All those camps that are totally gone, and all their bulky type contents are somewhere. Hate to run over a fridge or anything like that and lose a lower unit or worse. But at same time I will want to launch sooner than later and that seems to be a good spot to try.

I found a money clip with $1,800 in it once in Orange Beach. Had an ID too though. Was at hotel pool and we were staying at same hotel. Brought it to front desk to confirm he was guest and they wanted to bring it to him. We talked them into giving us the room number. He answered door and I could tell he was pretty drunk. Gave me $100, so I guess $100 is most I’ve ever found on ground.

True story he spouted the same shite when the flood of 2016 happened. When it first started it was a lot of central and Zachary areas that got hit first. More white flight areas. Gravy said it was god doing that to the evil white people basically on one of his FB rants. And as the flood waters kept coming downstream and eventually started getting his area too around North BR his tone changed. God must have hated all of the races the same when it came to that flood huh Gary? Well either that or it wasn’t god at all and just mother nature doing it’s thing. But keep on making every single thing about race you POS bc I’m almost positive you or someone in contact with you is reading all these posts. How about a big arse bass? Fish make good easy to care for pets. Other than the fact that you’ll have to dig a pond. But if you can get past that hick up I think you’re all set. What do you think BIG_BASS?

This was about 30 years ago or so but I still remember it well. I was in junior high and there was one black kid in our neighborhood who hung out with all of us. One day we decided to play a game we did often. Knock on a girls door and run. The black guy participated with us and after asked us what the name of the game was. It got weird. I just said we call it knock and run (we didn’t). And he pressed the issue but I wasn’t going to say what it was really called. It was def a weird/tense time. We continued to play “knock and run” with him too.
My kids talk about the same game to this day and they call it ding dong ditch. So I feel like that is a parenting win. I’m def not proud of what we called it back in the day but it’s all we ever knew it as.

Maybe he was wrong but Jimmy Ott was on his radio show saying Keanland is set to open 10-7 or 10-8. And he was happy bc our game is scheduled for 10-9. I hope he’s right.

Looking at going this fall for LSU game. Wanting a good steak and Tony’s stands out to me. Any other recommendations on that front are welcome.
Def going to do Keanland. Should I try that Friday or game day? Do they usually race on UK football game days?

To me success overall is being in a better spot then where your parents were. So it’s different for everyone. Take an inner city kid who grew up in a single parent household. If that kid graduates high school, learns a trade and makes a decent living doing say AC or plumbing work. Takes care of his family and so on. I’d say that’s a success.
Same scenario would not be a success for say Gordon McKernans son. Or anyone like that just using Gordon bc he’s well known. So success to me is all relative.
Wealth is not relative like Success in my opinion. It’s a hard number and you either have it or you don’t. Can’t say that you’re wealthy bc you live lifestyle you want and don’t worry about anything. Bc maybe that’s the case but you’re spending all of your money to live said lifestyle and not saving any money for retirement. Trying to finance every vehicle for 8 years to keep up with the Joneses etc. That’s not wealthy to me. It also varies by households. A single guy making 80K a year is more wealthy than a married guy who makes 100K a year and his wife stays at home with their 2 kids. Even though married guy makes more the single guy is wealthier.

Lake Travis in Austin TX, and Sedona AZ probably could have found a way onto this list. Also the Black Hills in South Dakota.
This is an LSU site. And Omaha in June is a bucket list type trip. It is def a top 50 type place. I went when we beat TX in CWS in 2009. Awesome experience and worth a mention for sure.
There are def some I’m forgetting. Hard to do a top 50 in such a big country. We’re all blessed in that regard. Lot to do and see here. Good list though I’m glad you posted. Gives me ideas for future trips so thank you.

What does inside a hermetically sealed chamber mean? If you’re talking tipping worker to get a document I would be in. I would pay little extra for a fake negative test. Just to put wife’s mind at ease about us going. I’m sure a market will develop for that. And if so I will be in that market.

Worst he can do is say no. But it’s free to ask. I say go for it. If we get him we can maybe bring Belichek in as co-defensive coordinator. That would be awesome.
It’s a big if, but if we can pull this off you know we’ll start to stack up rings and you know Saban will want in too. Can maybe find an analyst job or something like that for him down the line. Good idea I like where your heads at on this one.
