Do any of you guys know how close you can build a garage to the property line in EBRP?

Im looking to sneak in a non permitted project while the city is shut down and I want to help out a carpenter friend with some work.

Standard side setback is 8’ or 10% of your property width. So if you have a 60’ lot it could be 6’ off the line. BUT some places are zoned differently. Standard rear setback is 25’ and front is 15’. But as you can tell from new developments, this varies. Corner lots also have different setback due to sight lines.

The purpose of having codes and permits are too numerous to list. But if you are building something near a property line you have many other things to consider which is why you should wait until you have proper plans, permits, etc. for example in capital heights the lots are mostly 40’ so there is a 4’ side setback on most lots. However any part of a structure within 5’ of the neighboring line needs to be fire rated. fricking up something like this can have consequences especially if you go to sell a property without the work permitted.

Be careful. A buddy of mine was 90% complete on his garage extension (was about to start installing shingles on the roof), and his neighbor noticed that it was too close to the property line and He had to stop and tear down a foot of the garage and rebuild.

Go to the Baton Rouge Assessor’s office. Search the property. I think you can still see the zoning for the property. If you are lucky they may even have a plat attached.

Where I live it's 3' from either side and rear, can't have doors or windows facing the other properties.

However, you can build the overhang up to 1' from the property line.

Foundation survey recommended before concrete...some towns require it
Hoa approval ?

Plot plan gives min. you set backs

I'm a builder, trust me this will bite you if you don't do the min. requirements

This is a great question actually. I would imagine things like attached / detached from main structure, SF, electricity or plumbing come into play. Of course, if you ask the City they will tell you to get a permit to stack two bricks on each other in your backyard.

It depends on your zoning, and where it is situated in relation to your house, or if it is connected or detached, how tall it is, if it’s enclosed or open.

Lots of variables. Apply for a permit and a variance if needed. While painful, this process allowed me to build my detached garage 3.5’ (not joking) from my property line.

Most of Southdowns appears to be A1 Single Family Residential, with front and rear setbacks of 25' and sides of 8'
