Took me 4.5 months. Had $40k in cash from sale of my first house. Had a conventional construction loan from Whitney bank. Had a local drafter draw plans from a floor plan I found myself. Appraiser for the bank did the appraisal and loan value was 80% of that value. Ascension allows self contracted building. Yes, a little above the swing the hammer guy. Father built houses for 20 years and built his own 4 houses while we were growing up. Have a couple builder friends, so I had contacts for subs on stuff that didn't make sense for me to do. That is why I mentioned that it would be hard to do for a guy buidling his first house.

That's interesting. I thought that Whitney required you to put 40% down if you were going to self contract. Did you actually self contract or was your father the official contractor but you did the work?

It shouldn't be a problem if you will arrange it so that the builder is finished and has turned the home over to you 100% when you start the DIY. No builder is going to be held up by you not having your part done on time and done correctly.

i've done this for a few customers. i brought the house through sheetrock finishing on the interior, completed the exterior, and got back involved at time of trim-out's. was not a problem.

ole boy Brady Foret on y'alls FB page 3 kinds of pissed off at y'all for putting 1/2" water lines in his home y'all built for him. Who the frick puts 1/2" water mains in a home?
If y'all cheap arse enough to do that wonder what other kind of corners you cut .

I was a project manager until 2013...commercial & industrial though. Now I sell to builders. Much less stressful

If you have the will, go find a dump and referb it yourself. After our flood, I had to gut my house to the studs six foot up. l have done all the work myself from electrical, to mold remediation to plumbing at about 1/2 the cost as my neighbors that are getting contractors. For the same work that I have done my neighbor just signed a contract for 65k, turn-key. I did the same amount of work for 35k. I have put in 16 hour days between work and my house every day for the past two month. I have only had four subs on my job, AC, Windows, kitchen cabinets and countertops and Sheetrock. Everything else I have done myself from electrical, to painting to insulation, wood floors and tile floors, etc... I am a computer scientist by trade but have been doing woodworking since I was 15. So you can do it but new construction might be hard to deal with unless you have cash in pocket. Do the fixer upper thing, same result.

My neighbor did this about 13 years ago. He had a contractor pour his slab, frame, plumb it. He then did the electrical, ac and insulation. Had someone hang and finish the sheetrock. He installed all his floors, painted everything and did his finish work and cabinets. He built an 1800 sq ft house lot included for under 100.

Lending requiremento are tighter now. They may not allow that to happen. The last two I have done, I had a contractor to an estimate to give to the bank. Those were in BR though we're I couldn't self contract anyway. Would have to see if the banks would do construction loan if self contracted.

I know it'll be a good amount of work on my end. I think a large concern is making sure the work done by the contractor is done right and warrantied. If I jack up the finishes it would be on me. Thanks all for helping and sounds like it's possible but need to clarify this well in writing with the contractors in an itemized format. Shoot me a message or post here if any other recommendations.

BR does not allow self contract? Like get your own subs? Or do you mean self build?

I work at Townsend Homes. We also do participations. We will do the exterior to completion and however far the customer wants to take the interior finish of the home. We also have a very clean FB and other reviews. Check it out brother, but the better value is in letting us finish it. You can save some costs doing a few easy things yourself, for instance maybe exterior clean ups and flooring, and probably save a few thousand.
