The issues aren’t that it is run down college bars. That’s nothing even in a place like Athens which the bars are downtown they are still kind of run down because it’s college kids. That’s what they do.

The neighborhood around those bars in BR has gone to shite is the problem.

I wish someone would do that because I have fond memories of that area. I lived on Earl Gros Ave. from the summer of 1980 through the summer of 1983. From that aireal photograph I can't tell whether my fourplex building is still there. I need to drive by and see.

Agreed, but that what was what I was referring to. It's a secluded little neighborhood area. Lots of apartments and restaurants could replace the current apartments and make it worth something.

Owners could probably charge high dollar too. Uview across the street from Bogies was fun as hell when I was in school.

Corporations only purchase apartment complexes so that they can raise the rent 15-20%/yr.

You can't do that with students.

I've been saying this for years. The LSU foundation needs to buy up every property that comes open in that area. Tear down all the apartments and slowly turn it into a retail/restaurant distict with trolley's or shuttles to the sports complex on game days.

We would do better by making the North gates of LSU be the new bar scene area for LSU.

Isn't the owner of Fred's looking to build a 3-Story Bar there?

Think I saw something about a "beer garden" type place.

Also, the BEST area to create a College Type Nightlife Scene would be where Sorority Row is now.

Not really. The sketch areas are not frequented by the student population. The area surrounding campus is where the students live and hang out and none of that is that sketch.

The area around LSU is 100x sketchier than the area around UGA.

Fred's is on the north side of Bob Pettit, but yeah, they are in the process of expanding.

Tigerland is terrible but overall the differences aren’t nearly as dramatic as some here claim. The non stop BR/NOLA/Louisiana bashing on this board gets exhausting. It’s not an actual 3rd world country here and other places have plenty of problems themselves.

Tiger Land also has the railroad which presents other problems. One of which can be seen right now with the railroad's refusal to build a pedestrian bridge.

The north gate would be the best area to develop. Level those old buildings along chimes and build an entertainment district. Just have to find parking. But that area already has a head start with chimes, the varsity and the rev.

Another idea would be buy the golf course and develop it. I'd hate to lose a golf course but if you've played it in the last few years you know they aren't putting much money into it.

I agree. What really sucks is Tigerland was awesome in the 70’s & 80’s. There was a small bar called Tiger Lair that wasn’t any bigger than a duplex. Used to hang out there while in high school and after. Meet little place. I didn’t frequent the college bars when you first entered Tigerland to much

Was great student housing in past… I lived in it… hurricane messed up Nola and people needed quick short term inexpensive places to live and found tiger land… demographics changed… will never come back.. I considered buying a lot backing up to golf course and putting in an alcoholic snow ball stand.. drove in and quickly realized I would have to spend to much on steel and ammo…

Too many other places to redo if a big developer wanted to.. northgate.. state street ..chimes etc…

Would be a perfect place for another Amazon distribution center.

It’s too far gone for someone/company local to buy it up.

It’s web is wide.
