Developing the Surrounding Areas of Tiger Land

I know it will never happen, but it would be awesome if some super rich booster/alumni developers started buying up all those sketchy asse surrounding apartments in Tiger Land and turned the area into a less life threatening college bar scene. With the right moves, you could make the area very appealing to recruits who come in town to visit.

If the bars around your college aren’t dilapidated, did you really go to college?

there is no hope for that area. unless you bomb it and start from scratch

That's what I'm hinting at. Demo and rebuild. Places like Athens, which recruits love for the college scene, make Tiger Land look like a third world country.

So... you want some rich frick to spend his money on worthless apartments in order to spend more money tearing down those, more money building a bunch of bars so that will ---appeal to recruits??
How about you just pay them an NIL? A lot cheaper and lot quicker.

True.
But forget athletic recruits. How about just general student recruiting. Imagine coming down to visit LSU and discovering arguably the main nightlife spot is LITERALLY at the entrance to a crime-riddled slum. Then, you go to a place like Athens, GA and visit UGA's campus with great entertainment venues almost right across the street. What would you find more appealing? Particularly as a parent?
Tigerland has long had great potential. But 20 years ago it was mostly a slum. I know, I lived there. I can't even imagine what it is like now.

That whole area went to shite once we lost Wavin’ Willie.

It applies to them too. Just look at the development of government street and see the change in culture that visits that part of town now.
This wouldn't be an overnight thing. Shitey buildings in shitey areas get torn down in order to improve the area and attract a less shitey crowd. That's something that developers do all the time.

Recruits care very little about the city unless its in the middle of Kansas or Los Angeles. Players will spend 90% or more of their time in the bubble of the facilties.
But yes it would be awesome if that are could be pulled out of the shite hole it is in.

Honestly, considering the location, a developer could flip that area into a nice payday. Tear down the old apartments and put in single family homes and a high end condo/apartment complex.

It will happen over time I'm sure. There will come a time when someone discovers that they can make money by doing so. I haven't been to that area in 20 years so I don't know what it's like now, but if it's gone downhill at the same rate as other areas of BR, it will be soon. I'm sure that there are less students living in that area than there used to be. I know 20 years ago, I wouldn't have lived there as a student.

fricking waivin willie. I completely forgot about that man

Well we knew not to hang out near Nicholson North of campus when I was there in the 90s, and that area has changed. It could happen. It just happens slowly and is usually poorly done in BR.

I think it's more likely the whole area becomes an expanded Fred's tent.

It would be easier to move Tigerland attrctions over to Highland/Burbank where all the new development has gone up.

The best you could hope for would be for an investor group to buy the two bars and convenience store on the south side of Bob Pettit Tiger Plaza property along with Tiger Plaza apartments and get it rezoned commercial. That would be a large enough parcel with the ability to begin a regentrification of the rest of the area with the right development.
The problem is, the owner of the Tiger Plaza has a freaking gold mine and it would likely take an organized effort between private enterprise and city government to make a project like that happen.
Its Baton Rouge. Good luck.

I mean I really like Athens but it’s a grungy little college town itself with sketchy areas just like anywhere.

What's the fun in that?
