They have a system. It’s often the same people who skip all the time anyway. You think they’re worried about ruining their credit, but they just get one of their girlfriends/boyfriends to lease the apartment so they can live there. As long as they’re getting rent on time, there are a lot of properties that won’t worry too much about if the person living there is on the lease or not. Many will, but there’s always someone who’s just looking for someone to help keep the property at a manageable occupancy that keeps them in the black.

Yep. Last one I was involved with took a year, though. Thankfully while I was there we could evict and I did.

Best case scenario I see for this guy is to apply for rent relief for his tenants to be paid directly to himself while still trying to sell the place. Of course no telling how long it takes for an application to be approved. It probably takes months rather than weeks, and he doesn't have the cash to float himself until then.

I have a buddy that's been granted a few evictions inside BR, but they have all been for cause (dogs, too many people, AC with no filter) and their lease is pretty iron clad. His family has been doing this for quite some time to some of the worst cash renters in the city (no section 8)
