Put a waterproof and bed bug mattress cover on your bed. Have your guests use one set of sheets and you use another.

Typically if I have friends come to visit, I let them have the bed and take the couch. Just seems right that the guest gets the best place to sleep. But that's just me.

Find a local maid, get a price to clean the house, and have the guests leave a check for her on the counter. Give her instructions on how to swap out the linens and covers the way you like it. Not that difficult

I’d find it a little weird if someone let me use their place and there was a perfectly good bed but they told me to sleep on the couch.
Just treat it like any other vacation rental and have the maid come after guest leave to clean and change the linens.

If you can afford a condo in the warehouse district you can afford a maid to clean the sheets. Or like someone said have the guests leave a check.
