Southern Lifestyle Development — which also is developing the Settlement on Shoe Creek in Central, Conway in Gonzales and Atwater on River Road — has submitted plans for Templeton Ridge subdivision.

Templeton Ridge will have 692 single-family homes spread across a 128-acre site, along with a pool house/amenity building, walkways and a bike path.

“Zachary attracted our attention with its strong demographics, solid retail growth, great school system and wonderful sense of community,” Bailey said in an email. “I was fortunate to have a great piece of property brought to me which has fantastic access to both Baton Rouge as well as Zachary.”

Plans are for homes in Templeton Ridge to be priced in the $200,000 to $300,000 range. If all goes well, construction of roads and other infrastructure will begin in mid- to late 2018, with homes coming online toward the end of 2019.


Off 964 in Zachary south of Copper Mill Golf Club. Will take years to build out.

Downwind from the EBR Northern landfill and directly in the floodplain of the proposed Comite diversion. Easy access to Baker though.

The Shoe Creek one in Central looks very promising IMO. Same people doing this.

692 more? Where do they come from and who buys their old home? Zachary has a large poor population too. It's a dump.

This should go well...

Copper Mill and Americana are already selling houses in this price range for years. Americana has yet to fill out and I don’t believe Copper Mill has either.

If this does go up, 964 better be widened to 4 lanes or it will be a shite show of epic proportions at rush hour.

61 and 964 is about 6 miles south of Zachary city limits. That is more Baker. The old kids jail that turned into the temporary womens prison is at that intersection. If it is on the west side of the road, then it is actually in the Zachary School District (which is crazy that far away). If it is on the east side of the road, it is actually in the EBR school district (good luck).

Really? A $250K house for a mans family is for many out there the American dream.
