I was 28 when I bought my first house and i didn't know shite. It was cheap as frick and the brand new ac couldn't get the house below 80 in the summer.

It was all I could afford at the time but my advice would be to keep looking.

That line is common in Texas for many builders. Foundations are mostly clay here. Prevents cracks in the brick. Or that’s the theory anyway.

Oh, and to add on to what I said before.. I absolutely hate brick homes that don't have brick in the back. It should be stucco or (preferably) brick all the way around the house.

Not to sound like TulaneLSU, but having generic siding in the back makes your whole back yard look cheap.

A lot of people speaking from experience.
Same here and don't buy one.
Windows leaked (condensation) or misaligned.
Plumbing leak in kitchen. Sloppy construction overall.

I used to own a landscaping company a few years back. Anyway, I had to lay 19 pallets of sod at this DR Horton house in the month of July. So after getting to a stopping point, I went to a brick wall to get under the eave to grab a little shade and some water. When I turned and leaned back against it, the brick wall on a completely finished house started swaying. I'll never forget it, and I'll never buy a DR Horton built home.

make your decisions based on facts, google baw, DHI has been the #1 home builder in the US since 2002, been in business since 1978, NYSE top 250, have their own mortgage company, warranty company and insurance company, they must be offering something that their competition is not, may not be for everyone but more than 50K home buyers each year cannot be wrong, appears to be "best product for the price"...

The houses are really close together. The dirt is mostly sand and is situated so that everyone can see in everyone else's back yard. No mature trees anywhere. The garage isn't wide enough for two modern vehicles and there's no extra storage like a boat port. The roof overhangs are only like 1' (or less) instead of the 2.5' to 3' overhangs on older homes.

The worst part are the neighbors, cigarette smoking, and pit bulls that you will find yourself living amongst once the neighborhood ages.

I'm not even sure who DR Horton is but why are these problems a builders fault?

We looked at one a couple months ago. The demo house looked great but the actual ones you can buy were no bueno.

Plus, their exterior designs are bland AF so their subdivisions kinda look like projects.

I would strongly suggest that you purchase a house from a homebuilder that doesn't have a "team" of lawyers.

We've been in one four years now. While a lot of the derogatory statements about them are true, the same can be said for most national builders.

We stayed on them the entire time home was being built. Drove by every other day and did walk through after crews had gone home for the day. Due to us doing this we were able to get things corrected/fixed before they had time to cover it up.

That said, we love the home, haven't had any major problems whatsoever.

I will say this about their crews... We have two good neighbors/friends whom have the same EXACT home plan in this neighborhood.
All three have a different number of steps going to the second floor. LOL

All builders use the same subs. The difference is in the CM. You did what every person should do when building. It is your money and you should be the driving voice. The buyer should bring shite up even if it isnt an issue. It makes the CM know they are being watched.
