I THINK he meant that he could get Olshan to come fix it after he buys the house and THEN it would have a lifetime warranty. I don't think he meant to say that there is currently a warranty on the foundation.

Cost versus vaue
It will cost so you have to really go down on the price you buy the house for.
They can also have hidden issues.
It is a risk which if you want to take make sure the price is right.

Coming from S La foundation issues aren't uncommon but I'd be very leary of that much difference. You sound like an experienced buyer so you know there are other houses out there that will fit your family's needs. I know from past purchases engineers sometimes sound vague in their answers. They may be limited in giving you their opinion, and may only be able to tell you it's "sound" it "unsound".

If Olshans will stand by their lifetime warranty and an Engineer hired by you for an assessment is stating its structurally sound for both slab/floor system and soil, then pull the trigger. You are probably fine. People would be completely shocked to know the amount of houses in Louisiana that have some sort of foundation issue.

Depends... Buying a house in Dallas or Austin is not IF but WHEN you will have foundation issues.
Good thing is if fixed and been years since repairs with no residual issues then I would consider it.

Walk away. I have family in Brandon, MS that have had foundation issues for years and it's already been fixed once before. Their neighbors also. Unless the foundation company guarantees to pay to fix all the interior issues (wall and floor cracks, etc) that goes along with the exterior foundation issues, walk away.

1. Call Olshan yourself and find out the details of the "Lifetime Warranty"
2. If they say they will fix it if you buy it then get it in writting.
3. Call seller and low ball the offer because of said foundation issues.
4. Get the house cheap, get it fixed for free, Win! Win!
