Section 8 in Louisiana - There goes the neighborhood and property values. * I have a cousin who has gotten stinking rich owning section 8 apartment complexes in Louisiana. Of course the system is F'ed up, it's Louisiana tax dollars which means bribes, crooks, favoritism.
I do real estate development and ive had the idea floated to do stuff like this many times. Id rather be broke than a millionaire, knowing I made my money destroying the community

This is capitalism. This the free market. Quit crying like a bitch, earn more money and move, or do whatever it takes to keep your family in a nice area.
The government subsidizing education and section 8 housing is capitalism?
You sure about that? Most of the problems go back to things that aren’t capitalism. We don’t really live in a free market like you think. Government controls wages and has their hand in every market.

There's always arson, right?

Spoken like a true UT Austin liberal. You get ’em California transplant.

You must be one of those low income moving in and ruining the neighborhood. Nobody wants your trouble, crime and garbage cars in the driveway.

I’m shocked every time I drive through St Tammany. Seems every piece of green is for sale. Building up neighborhoods all over with small homes and lots in Covington. Not sure why they want to make it like the south shore. It’s beautiful and these folks won’t be adding much to the tax base most likely. It will be ugly and over crowded in about 10 years, with the trouble that comes with it.

Wait ... people still send their kids to public schools?

So... would you like to answer the rest of my question? Or just avoid it altogether?

It's hard for developers to get financing these days without adherence to HUD's requirements; which means setting aside all or part of the complex for low income/subsidized housing.

It's not actually in my neighborhood. We're an island that's quickly being engulfed by the sprawl of the city. But my neighborhood will never have apartments.
Our deeds require at least 2,000 sq feet and half an acre.
This is actually about 5 miles away, but it will impact my kids' future junior and high schools. Elementary it won't because only our neighborhood is zoned.

If you want to keep good teachers in your district, you might want to have some housing they can afford.
Most of the teachers here are women married to guys who make plenty of money and live in the neighborhood.

Most teachers here make good money, and their household income is far greater than the average.
There is no practical reason for mixed income housing except social justice stupidity.

When your district is rated A+ yes.

You live in Houston? My cousin lives there and said that his public elementary school went from an A rating to a D in less than 10 years because of this. Crazy shite.

Just north of Houston but I can see it already happening in my area with the additions of massive apartment complexes in our district.

People are fighting but I don't see how it will get stopped. Just ranting really.
Usually, without subsidies, these things don't work for the developer. You close that revenue stream at the voting booth. Easier said than done.
