I was about to say this .. repurpose the space to have a larger kitchen/ bath / bedroom/ laundry room. When it comes to reselling nobody uses or asks for a dining room. Those things that only got your needs goes here as well .. like the cutout to fit a Chase lounge in the livingroom, its stuff like this that causes it to sit on the market

Oak. Ultimately, though, wood is wood. If you drop something substantial on it or you drag something across it, it's going to mark the floor.

We have oak in our current house, solid 2-3/4” wide. It does not dent easily but not sure if we want something as grainy.
But we’ve seen heart pine where you can see high heel marks, etc. easily dentable.

I'll tell you this without reading all of the comments. I spent one Fall in a hospital bed in my living room and a wheelchair because of an accident. Consider one story and inside doors big enough to accommodate a wheelchair.

Make sure all air vents are pointed at heat sources. Windows, doors, etc...

Run cat 6 everywhere. I know mesh wireless is easily installed and it sounds unnecessary but do it while the walls are open. It's cheap and easy. I have a two story 3800 sqft. house and wireless has a ton of obstructions back to main router. Cat 6 allows for direct backhaul to router instead of hopping wirelessly. If you are wireless streaming from every room like we are (firesticks mobile devices.etc.) you will thank me.

I've been in some beautiful, large homes with ridiculously small laundry rooms and the clothes end up flowing into other rooms because of it.
My wife and I are looking at plans now, and she wants on where the laundry room is about the same size as the master bathroom.

Bathroom and shower are open from the master, there is no door. With the frameless glass shower all the steam is getting out between bathroom and master and leaves the air around you pretty cold. Actually kind of annoying

Make the dining area about 5 feet bigger than you think you need. Put outlets everywhere.
Pull wire for your detached shop while they are roughing it in.
Pipe gas to your grill on patio/porch.

Also love wall oven instead of range oven
Don't skimp on kitchen exhaust fan or bathrooms(auto on off nice for bathroom)
Separate wet area (shower/toilet/tub) from sink/closet/mirrored area
Wish we had put ceiling fan in wet area of bathroom to keep air moving
Huge jacuzzi tub a waste
Granite bench in shower is cold on the booty
Wish we had run Cat 6 to TVs (built before smart TVs)
Gas outlet to outdoor kitchen area
All external doors protected by screened porch keeps bugs at bay
Standing Seam metal roof if you can afford (50 yr plus roof)
