Two-story *great rooms* are a horrible waste of space. They're louder and less personal- which is something I value in a family space.

Man ain't that the truth. My house has about 8 different light bulb types. I just ordered a case of each one in LED from Amazon because I got tired of being out of the one bulb I needed. Cost me like $400 but it was worth it

Giant jacuzzi tubs. The woman said we HAD to have one. I think we used it once to actually bathe and once for some uncomfortable tub sex.

All that fricking thing was good for was to take forever to fill up enough to take a bath and drain the water heater and cost me several hundred dollars to get the pump repaired when we sold the house.

Also, water heaters or water lines in the attic or exterior walls (that aren't going directly to a faucet). Not even once.

Now that we've gotten through the "Don't do that shite" part of this post, here's the "Do that shite" part.

Manifolded plumbing. If you need to repair piping in one bathroom, you just turn that bathroom's circuit off at the manifold and the rest of the house still has water. Hard freeze coming? Turn off the sprinkler and exterior piping circuits at the manifold and vent the lines. Prep finished. No fricking around with wrapping pipes, faucets, etc.

It's WAY better than a completely interconnected piping system with one whole-house shutoff and shut-off valves at the bathroom and kitchen fixtures.

So to all the "plenty of outlets" folks...first, makes sense....thoughts on making them the mix with USB ports? Or will they get outdated? Im not familiar with differences between 2.0-4.0 USB ports so wondering.

probably repeating other great suggestions here...

I would build as big of a garage/workshop/climate controlled storage as you can get away with and afford. Make sure you run water to it and have an outdoor sink. Multiple faucet heads and power outlets.

At least 9 foot ceilings, maybe a vaulted ceiling, but don’t overdo it or you will be paying more to heat and cool area you don’t use.

Pre wired and recessed hookup for wall mounted TV in living room and Master Bedroom. Do not mount your tv over the fireplace.

Kitchens can create lots of noise. Open floor plans are nice, but i like that my kitchen doesn’t directly face my living area.

Large indoor laundry/utility room.

Huge Master bathrooms are a waste. How much time do you really spend in one? Also, no one is going to see it anyway. Just make sure it’s updated.

Better to create more living and kitchen space. Work dining area into open floor concept not as a separate room.

9' Are great. Vaulted ceiling are a plus here in south Louisiana. All heat rises and cooling the house is easy. Now heating sucks, but then again, we run ac 9 months out of the year.

Master bath and bedroom. Have a walk in closet in the bathroom, no close in the bedroom. Gives extra room it put a small sofa in the bedroom. Had lead to some outstanding extra sex over the years.

I agree 100%. I can't tell you how much I love not having a giant dresser or chest of drawers in my bedroom. The walk-in closet has shelving and drawers that hold everything that would be in that furniture and I have a full-length dressing mirror on one wall and a built-in makeup/hair nook with lighting at one end. All that clothing and dressing stuff is in its own room off of the bathroom, and really opens up the bedroom and bathroom.

I love it.

Ice machine
Over the top large bedrooms/ suites


Must Haves:

Gym
Washer/ dryer and shower in the mudroom near the back entrance
Nice outdoor space with good shade and ventilation
Lots of natural light in the house

I failed to deck the attic while it was under construction.
It had enough head room to add 1,000 sf of living room if I ever wanted it.
