I can’t even imagine being so hell bent on staying in BR.

Anyway, Azalea Lakes used to be nice. Maybe still is.

Some of the houses in the older sections, closer to Perkins road, may be a little smaller... completely agree with the price though... it's been a pretty sought after neighborhood to live in

That part you’re probably looking at needing to do significant updates. Really the same goes for a lot of Jefferson Terrace as some have suggested though

Magnolia Woods has a great pool with a really unique culture. We moved out of the neighborhood 8 years ago, but my kids made me promise we would keep our pool stock, and that they could stay on the swim team.

No sidewalks in Magnolia woods and a lot of the shoulders have steep ditches. Risky bike riding imo which is one of the things the OP was looking at.

We recently moved back to BR and chose Oak Hills. I liked the area when we lived here previously. We like the area. But the biggest plus for me was that it's one of the highest areas in BR. We flooded in Katy, TX during Hurricane Harvey, so I didn't want anything near the areas that flooded in BR in 2016.

Vignes Lake fits the bill. Older (20 year) Beautiful homes and small no drive thru subdivision. Don’t flood. A few homes for sale and East br location.

Oal bills doesn't flood, but the pool, gym and basketball at the magnolia woods and Tara is good for community

Jefferson terrace love it...there are quite a few neighborhoods some newer just pick the right one without a bunch of through traffic

I lived in Westminster/Pine Park for 7 years 2012-2019 and it is a great neighborhood. You can’t really go wrong with that or Jefferson Terrace/Inniswold.

WMPP has a great civic association/crime prevention district and current councilman/mayor candidate Matt Watson lives in the neighborhood and always attended the annual meeting. Always promptly answered any email I sent him.

Love the location, with the traffic nightmare that is BR just being able to get on the interstate and go is great. Also there are plenty of homes the size you are looking for in the neighborhood. Lastly there are only 3 entrances to the neighborhood and it is self-contained so there is no cut through unlike Jefferson Terrace/Inniswold.

No commute gives you lots of options. What do you like to do for fun? What do you want to be convenient for you? Without any information, the best one I could recommend is probably Kenilworth

Kenilworth or MagWoods would be my choice. There is a house on Rodney for sale which is a great street to live on. It's part of Mag Woods Civic but its separate from Kenilworth and Mag Woods and is a mix of old and new homes.
