Best towns/neighborhoods to live on the northshore?

Will likely move to the Northshore within the next two years. Would love to live in Metairie but you get so much more house and land up there for price. Would be commuting to CHNO uptown for work.
Hoping for opinions on Mandeville vs. Covington vs. Madisonville. vs. other
Also wondering if anyone recommends any of the neighborhoods in any of these areas.
Nothing set in stone, just doing a little research. Loving what I am seeing just browsing zillow. Nothing is really a deal breaker or dire need, mainly just want a decent yard and nice safe neighborhood to start a family

Covington US 190 traffic is HORRIBLE.

Madisonville. Great schools, nice folks and good resell value. I wouldn’t listen to me though as I’ve never lived or worked in Louisiana and have no idea where any of those towns are.

As close to the bridge as possible

All three are great with a lean towards mandeville and madisonville. Covington has great areas too. The hike from any of them to children’s is a drag though. Bout an hour with no traffic, 1.5 hours+ with traffic.

Trust me, that commute will get old quickly. Go with Mandeville or Madisonville if you must live up there

a ton of building going on along Hwy 22 between Madisonville and Ponchatoula. Especially in Tangipahoa Parish between the parish line and the Tangipahoa River. That is the area really booming while Madisoville has slowed down a little. Great location, no spot there is more than 10 minutes to I-12. Hour to either Baton Rouge or New Orleans. Don't have to deal with the crazy Covington traffic.

That is a brutal commute. Madisonville would be my recommendation as long as you leave early enough and come back late enough that traffic on 22 and 190 south of I-12 isn’t an issue.

Depends on if school zones are important to you, if so it's Mandeville vs Covington.
I would try and find a place around old Covington west of the hospital

the traffic to and from is obviously my biggest fear but my SO just took a job in Mandeville and she is finally convinced we should live up there vs. somewhere closer to the city

They all suck, traffic is horrible, west bank and southshore trash have moved in and brought crime and all the apartments they are building are section 8 waiting to happen. Add to that all the new neighborhoods they are building are in the natural drainage area for the region and will flood and the trash that moved in are starting to drag down the public schools.

my thoughts as well as far as my research suggests to this point
I'll probably hit the bridge around 5am and coming back late. resident life will be brutal

A housing budget is needed to make any sort of informed advice on this.

Great schools, nice shopping, lots of swingers. Enjoy.

Honestly that is by far the best option for anyone commuting. Old golden shores is where I would look, they are starting to take down the older homes and do newbuilds.

Honestly if you are commuting in look along the west approach. Minutes from the bridge, but if you go into Madisonville or Covington will be dealing with a lot of traffic. I'm off of Hwy 22 in Mandeville, and I can be on the bridge in 5 minutes.

Stay east of 190 and south of I-12. Have been living in Mandeville since 96 so trust me, if you want to stay out of traffic, go with my recommendation. They are currently making road improvements on 190 north of 12, but the congestion in the evening is brutal. If you think of 12 west of 190, the Pinnacle pkwy exit and Hwy 21 areas are a cluster...
I hate slow moving traffic so take it for what it's worth.

My BIL lives in Forest Brook in Mandeville. Good schools, good neighborhood. I've commuted from his house a few times, and it's about an hour to downtown in the morning and just over an hour home in the afternoon. Never takes more than about 10 minutes from his driveway to the causeway.
Had a friend that lived in Madisonville that thought the commute into the city was just too much.
