A stock broker and a financial advisor are not one in the same. A broker sells products, financial advisors make a financial plan, which most people can't do or don't care to do for themselves

I say they should allow individuals to access to the MLS for a fee of x dollars per month. If a realtor's marketing, understanding of contracts, ability to negotiate a higher price, etc are worth the 6% the market will continue to use their service. Make all the information accessible to the masses and earn your commision by providing a service. I'm of the opinion that a realtor's services are necessitated due to their control of the MLS and client steering

Eta: I'm talking for your average residential house

In all honesty, there's generally not much more information on the private side of the MLS than it is on sites that have the MLS data feed. Just sold information and private seller data. The ability to run generated reports....but nothing your average homeowner couldn't do.

Now, from a realtor standpoint, you have a proprietary method that no one has been able to replicate to date.....and is the main reason you have an industry in the day of the Internet. Why in gods name would you give it up?

Yes that proprietary method and the possibility of client steering are the two driving factors for why you hire an agent to sell your house.

So much confusion in this thread. I have sold more Residential RE in Louisiana over the last 25 Years than all but 3 other people alive. 98% of Realtors don't do anything more than put a sign up/ put it in the MLS and wait for the phone to ring. It's pathetic.

Which is why the industry has a bad name. If everyone worked like the good ones, it would have a completely different perception.

Honestly for people with lower end bachelor degrees with little skills and no experience -- becoming an appraiser should be an attractive option

You have to be a little patient out of the gate, but once certified you are bound to benefit as the appraiser pool shrinks over time
