Came across this thread looking for nola based framing crew. Bumping to see if/where this $3.75/sqft framing crew exists
Let me explain from a woman's perspective:

Wants something that looks nice if she's going to look at it everyday for the rest of her life.

Cannot tell the difference between a CZ and a diamond.

Yes that proprietary method and the possibility of client steering are the two driving factors for why you hire an agent to sell your house.

I say they should allow individuals to access to the MLS for a fee of x dollars per month. If a realtor's marketing, understanding of contracts, ability to negotiate a higher price, etc are worth the 6% the market will continue to use their service. Make all the information accessible to the masses and earn your commision by providing a service. I'm of the opinion that a realtor's services are necessitated due to their control of the MLS and client steering

If open access to the MLS was available (for a fee) to buyers and sellers, I think the residential realtor would become obsolete

Haha I was just being sarcastic, I am currently self building a house (not a GC btw). I was knocking the cost plus model earlier in the thread.

Cost + 10%:

You pick a $500 standard tub. Builder makes $50.

You pick a high end $5000. Builder makes $500.

All the GC did in both cases was call a plumber. What did he do to earn an extra $450?
Three ways a builder could do the job:

1) cost plus a %
2) cost plus a flat fee
3) one flat price to do the job (the contract will have details for what happens in the event there are changes)

Option three is once you already have plans and specs etc

You saved $2000 on a tub? Got damn that must be some tub

What's a reasonable amount for a builder to charge over and above the cost of materials and labor?

I love the M60 bus. We took it last time we went and it wasn't bad at all. Went to like 125th then got off and took the subway into the city
