Since the St Thomas projects were torn down around 2000, the Lower Garden District has become pretty gentrified

I don’t totally disagree but the ‘mixed income’ housing that replaced the project isn’t much better

And I love the channel - it’s where my family is from - but i would suggest going closer to the park

Cottonmill on Tchoupitoulas and Poeyfarre.

Parking can be a hassle unless you rent a spot.

But if you walk place you do it at your own risk.

Okay. I can walk to 4 restaurants, 2 bakeries, a grocery store, a neighborhood bar, a CVS, an ice cream shop, a yogurt store, a dry cleaners, 3 bank branches and a library within 2 minutes of my place.

To OP that area between Napoleon and Jefferson between the river and St Charles is legit. They built those new apartment buildings off of Loyola, Southmarket or something, they look really nice if you prefer CBD.

Owned in the cotton mill for 8+ years. Never had a problem walking anywhere. Parking is a problem about 3 days a year which you may have to park 3 blocks away. I street park and park in one of the same two spots probably 95% of the time.

What about Four Winds
If you were to live downtown, for safety purposes I would stick to areas between the interstate and poydras, I would not go passed poyrdas. The places will be cheaper but not worth it for that reason

I always used craigslist for my NOLA apartments but you gotta watch out for scams. I lived in CBD and in LGD a block from Half moon. Loved that area and that stretch of magazine has plenty of food and drink available. Also stumbled home many a time from the Saint in the early morning hours. Relatively safe for NOLA but you still had random muggings and car break ins. If I move back I'd look in that same area.

Consider The Esplanade at City Park. Easy access to downtown

Walkable to Carrolton and Esplanade, plus you get City Park and Bayou St John

I get these emails from some Realtors and it seems like half the places they post are newly renovated houses in Broadmore. What’s going on in that area? People just buying up all the properties and flipping them?

Look in New Orleans East or Lower Ninth Ward. Very affordable.
