I'm in need of a an apartment in New Orleans. Something nice, downtown or garden district. I'd like to walk places.

Willing to pay for the right address.

Suggestions?

I don't want to live among those unlike myself.

I'm armed. But yes, crime is a concern. My place now is void of noise and no crime. It will be an adjustment.

I was looking for a place starting at the beginning of the new year and used Zillow. Plenty of options and the realtors were responsive.

Looked at 7 places in one day and had a lease signed and approved the next day.

Since the St Thomas projects were torn down around 2000, the Lower Garden District has become pretty gentrified, especially the area between St Charles and Magazine. Lots of big old houses build during 1850-1870-ish, many divided into unique apartments. Lots of cool neighborhood drinking bars like the Avenue Pub and the Half Moon. The Dome, the Quarter, all of downtown and lots more walk-able, and if you want, the streetcar and Magazine bus are very convenient.

A few down sides, not too many. Like much of the older parts of NO, few places have driveways, so it's street parking. There's still some Section 8 apartment buildings scattered around, but I've never had issues. And while proximity to the parade route is mostly a good thing, it does make Mardi Gras logistically challenging.

If you have a car, be advised that area has had a good amount of street flooding lately. Nearly everywhere has, but parking is still something to consider.

Street flooding happens all over town, but in my experience, it's not especially worse in the LGD (except maybe down near Calliope? I've always been further uptown). It's down hill to Central City, and during heavy rain, you can see water flowing like a river in the streets. So when the rain stops, the streets dry up pronto.

There are some blocks where the streets have fallen a few inches, and the curbs haven't, so the water gets deeper, above the floor boards of a low-riding sedan. If you're paying attention, you can see those places and avoid them.

In 20 years, I know only one person who got a car flooded in the LGD.

Be careful, lately stuff has been getting a bit wild over by Walmart and the chippewa food store. Follow the irish channel facebook group for some good info.

I love this city but during Covid it's been a different place. Kind of like a crappy Columbus Ohio. No live music, great food took a big hit, kind of like the filth and crime is getting way worse with no positives to balance it out.

Okay. I can walk to 4 restaurants, 2 bakeries, a grocery store, a neighborhood bar, a CVS, an ice cream shop, a yogurt store, a dry cleaners, 3 bank branches and a library within 2 minutes of my place.

You are clueless.
