Reality: has state minimum limits and will no doubt get pissed at his agent or insurance company when his coverage is inadequate....

We’re in a flood X zone and carry flood insurance. I think it’s like $500/year for us in New Orleans.

I don’t have it because I would be better off lighting the money on fire. If I get water, Baton Rouge wouldn’t exist anymore.

2016 was what, a 1,000 year flood? 15"+ of rain in the span of about 12 hours last night? I mean the only thing i can think of is massive rain, and then the mississippi river levees break.



FEMA Definition of what constitutes a flood:

quote:

A flood is a general and temporary condition where two or more acres of normally dry land or two or more properties are inundated by water


there are two types of floods.

Flash Flood: Rain comes down so fast that it cant get into the draiage system fast enough to prevent rising waters or the drainage system is over loaded. This could happed on a street with a drain being blocked.

Back Water flooding: when rain his a large area and as it funnels into the tributary system it hits capacity load and begins to back up.

i know people who flooded on the first night of rain in 16 to see the water quickly recede, then flood again two days later from the river system backing up

take the heavy rain totals from 16 that mostly hit the comite/amite basin north of BR and move that over the Bayou Fountain/Claycut Bayou/Wards Creek/Dawson Creak area (like last night but 13" instead of the 24+ we say in 16)

and then look at Harvey in houston 50"+ and you double 2016 totals....

$500/yr is cheap in prospective.....

if part of the closing package it takes effect immediately. if you buy after closing you MUST wait 30 days.... FEMA rules.

There is also a loophole on refinancing or equity loans, which have their own "closing" that can trigger immediate start without 30 day wait.

I didn't flood in 2016 but I damn sure got flood insurance after that and will always have it now.

I didn’t read all the responses - but flood is worth it

It was the only thing we received after Hurricane Katrina - we were in a no flood zone ( ) but got between 12-15 feet of water

We did receive a little bit of homeowners for the damage to the roof made by a car floating into it

My in laws are in flood zone x but have had flood insurance forever. The 6” of water they got last night was well worth the investment.

13" in a span of 4-5 hours, which is what i saw last night, is a lot worst than 24" over 24-36 hours, which is what happened in 2016.

You’d lose - only paid ~$340 for my flood insurance that year

Everyone should have Flood Insurance. For $250k/100K in coverage its only $573 a year if you are in a preferred risk zone. You're talking about paying $48 a month for peace of mind, well worth it. Especially since it seems like these 100 year/1000 year floods are becoming more relevant.

In 2005? Don’t really want to argue lingo - bc it was almost 16 years ago - my point was - We didn’t have to have the flood insurance- it was cheap and we bought it - less than a dollar a day

Which helped with the hurricane and the house insurance you pay so much for does absolutely nothing

And that matters why? My point is to get the damned flood insurance. Bc even if you’re told you don’t need it, you might and in SE LA you probably will

Just to add this here. If you have flood insurance and suffered damages, I can't stress it enough to take pictures immediately of everything damaged to include the standing water inside and outside of your home and property.
It was one of the first thing the adjuster asked for when they arrived to begin the claim process.
