2016 was what, a 1,000 year flood? 15"+ of rain in the span of about 12 hours last night? I mean the only thing i can think of is massive rain, and then the mississippi river levees break.



every rain event is different. you can't predict where heavy pockets hit differently vs times before. Take the same 20" of rain and do a shift of 5-10 miles this way or that way and you really dont' know how everything changes. everything is pretty unpredictable.

I was more fortunate that a lot of people. I had some good friends that helped me out with building materials and mold remediation. We had a friend that is a contractor and he charged me less than he would have otherwise. I was able to get some FEMA money, but certainly not enough to make the repairs.

At the end of the day it probably cost me around $75,000 to $80,000 to get everything repaired, buy new appliances, etc.

I thought he was asking if I had general liability. I honestly couldn't tell you exactly what's covered on my auto insurance policy. My wife bundled our auto and home insurance when we bought the house.

I have voluntary flood on both my condos in br...they are on a very high slab but you never know???FYI the rental cost a bit more cause it is not used by the owner and fema hits you with an additional charge...I have it on my house in katy also...never flooded but a few years back things that never flood took on water due to reservoir and city flood management actions...house there is about three feet higher than the top of the dam at the spillway ;)...but got it because of changes in drainage patterns as areas build up and concrete put down reducing soak in abilities and plants etc around your house cause poor drainage patterns

Homeowner's insurance won't pay unless they absolutely have to. My homeowner's denied my claim when I flooded. But I had to get them to do that in order to get FEMA to pay. But they classified all of the damage as flood damage and not hurricane damage. People in Lake Charles definitely had hurricane damage.

You have no idea what kind of coverage you have, but you don’t think flood is worth the “piece of mind”?

Do me a favor and don’t give people advice on insurance

If you live anywhere in South Louisiana (or even CENLA/North La around rivers) and don't have flood insurance you are going to be fricked at some point in the future.

I live in a Flood Zone C area and pay the relatively minor premium for flood insurance.
I remember when people said "Baton Rouge never floods..."
"Slidell never floods...", several spots in the Florida Parishes "never flood."

Until they do.

I live in flood zone X, but not far from flood zone AE. when i bought my house in 2012 i bought flood insurance for $365/yr. it is now close to $500/yr as they have had national rate increases.

Back in 2016, i left my house on the Saturday before the amite at Manchac crested, and came back to the house on wednesday to see that i was 2" away from getting water in my house.

knowing i had $250k property & $100k contents coverage while waiting to see if i flooded was well worth the premiums.....

$500/year to protect losing everything and knowing that we are one slow moving tropical event or strong weather event away from what we saw last night is well worth it IMO

other wise you get hit with a flood and you could be starting life all over with respect to house equity and the contents you bought over time

You know what, you're right. Every single person, no matter where they live, no matter what the cost, should absolutely have flood insurance.

Now we're on track. if you have a federally backed lender, you should be mandated to purchase flood insurance. It would really help fix the system.
