Yes!! Unless you’re not allowed back to your house until a few months later bc another hurricane comes through and puts another 6 feet of water in your house

They’re not jerking him around if he waited until 2 weeks after closing to buy flood insurance. The 30 day waiting period is only waived for loan closings and has to be converted into an application on or before the closing date.

If it was a cash sale, the 30 day wait applies no matter what from date of application, so you should buy flood insurance as early as possible in that situation so there’s the least amount of time after closing until it takes effect.

That was part of the problem I had. My claim was minor and the water had already receded, yet the adjuster pressed hard that she needed actual proof that water did come up to the house or the claim might not be accepted. Fortunately, my neighbor had those pics with my house included and she was finally satisfied once she saw them.

Yeah - that sucks. Bc if you are out of town or have a chance to leave - then cannot get back - what are you to do?

You would think it would be logical that if several houses in an area flooded, then yours probably did too. But insurance companies rather collect the money than pay it out.

What she told me later on was that some people had actually brought their water hose from outside and soaked the walls, furniture and carpets in hopes of getting new stuff.

AFAIK, I might be the only one with flood insurance on my block. The area I am in has never flooded since it was developed. It took on water because after the first storm, contractors and tree services were putting the storm debris in the drainage ditches and after the second storm, the water had no place to drain and backed up into peoples yards and homes.

Umm, the easiest decision I've ever made. Buy the insurance. I am sleeping like a baby. If I flood ( did not in 2016 but may this year) I am updating the house, listing it and hitting to road to Texas.

Mine is $512 a year I’m not in a flood zone, covers 200k plus 80k in contents through State Farm… I’ll say this between 2016 and last night that’s 2 extremely close calls to close for comfort… $500 bucks is well worth a piece of mind

I’m getting quotes now. Worth the peace of mind. Especially after last night. We can withstand 10 inches in 2 hours in Youngsville but with the way things are going I don’t trust Mother Nature

I flooded in 2016. I moved, and I don't live in a flood zone, but I have flood insurance. The peace of mind is somewhat worth it, though I had to fight tooth and nail to get what I was owed in 2016.

So be prepared to fight that fight if you ever have to collect.

Previously I owned a house in flood zone X about two houses down from a house in the lower level flood zone. The fact that flood insurance was so inexpensive in flood zone X made it a no brained to buy it.

I don’t have to have it, but when I saw people in Missouri in the 90s in a 500 year flood plain with water to the rooftops, I sprung for the $400 or so a year (that is the current price; about 200 back then) for peace of mind.

That BR flood a few years ago where the storm cell just sat on them and dumped water confirmed my concerns.
