95k will be fine. You will just have to choose between going out to eat / drinks and putting money into savings.
this is about as succinctly as you can put it.

Charleston seems to be exploding in a big way.
yep, and along with it, more baby-kicking. it's worse than atlanta for me, because I don't know charleston well enough yet to know how/when to avoid the worst of the traffic.
but in my idealistic little reptile brain, i plan to keep working from home and that home will be on a long dock with a crab basket in my hand, and I'll commute in a boat.

I have not been yet. The other day I was writing down a list of ten or so restaurants I would like to try there when I eventually do make it.
I was using the Southern Living list and Eater Charleston.

Yes.
You can live anywhere in the south on $65k yearly and be somewhat comfortable.

FWIW, my folks are currently selling their townhouse which is in Decatur, just outside the Atlanta City Limits ( I wouldn't call it the suburbs). It's nice and it's been updated, but nothing fancy and they're are asking $400K for 3 bedrooms, 3 baths and 2,000 sq ft - built in 1973. Decatur is a pretty cool city.

Decatur has some of the best school's in the country.

$95,000 x .74 (what you will bring home after taxes, insurance etc etc) = $70,300 / 24 $2,920 per month bring home.
That's what you are looking at

If you're willing to budge from the house to an apartment or condo, you'll be able to find something much more easily. Definitely want to base a lot of your decision on commute time near your job.
I would look at Grant Park or the Old Fourth Ward if you really want to stay in the city. If you're ok with a little distance between you and ATL, maybe look over towards Vinings/Smyrna/Mableton area for affordable homes with a decent commute. Maybe Chamblee or Dunwoody too.

Based on OP's job location (75/285), Vinings/Smyrna may be his best bet.

chamblee is probably the most affordable but it may not be what they're looking for demographically. Idk.
But yeah, if they're looking to buy a home it's gonna be real expensive. If they're ok with renting, or looking at a condo instead, they're options are wide open.
Hell, my friend and his wife bought a condo in buckhead that's between roswell road and wieuca for just over $150. Nothing incredibly fancy but the point is there's things out there if you're willing to look.

Actually, now that I think about it...if OP is willing to rent for a year or so I may have some friends willing to work somethign out.
My friend and his wife with teh buckhead condo are out of state until January of '18 and idk if they've found a renter yet.

You can find nice affordable housing over there, especially right outside the perimeter in Smyrna or Sandy Springs. A lot of good restaurants and bars popping up. Good mix of younger single people and married with young children in that area. A lot of the big corps have offices out there, so the average income in the area is pretty high (which is good). Plus the Braves new stadium will be around 75/285 so that will bring in a lot of stuff (for better or worse). Traffic is terrible over there so you will want to live close. A ton of housing options there though.
I think your best bet is going to be renting in Smyrna. 95k will not take you as far in Sandy Springs.
As far as in town, on the west side/75 corridor, there are some areas that are more gentrifying where it may be possible to get something you can afford. It's up to you if that is something you can deal with, but those are definitely more "in town" areas than Smyrna.
We used to live in Loring Heights, which is a great little neighborhood, and it's possible you can get a small house in one of the "less settled" parts for 1500-2000/mo. Similarly, the more "in transition" neighborhoods like Underwood Hills and Bolton are doable for 1750+ (more so Bolton). You may get more bang for your buck in condos/townhomes, but in general they're less attractive in those neighborhoods.
The east side has some perpetually transitioning areas that are affordable (in the range above), but that would be inconvenient as hell and I don't really those areas.

FWIW Chamblee is getting a lot better. Bound to happen as every half decent property in Brookhaven got bought up by SEC kids.

From what I've heard (brother lives in Sandy Spring), traffic is terrible so you really do want to live close to where you work. Deals are to be had in the outer portions, but Marietta and Alpharetta are going to be pricey. Lots of good parks and outdoor things to do throughout the area. Two hours to the mountains and four hours to the beach... can't beat that.

And? He's not responding to a person asking how much each person makes in income. His family will have double that in net pay to spend per month.

You don't do math well. You divided by 24, which I guess you were assuming Bi-weekly or Semi-monthly paycheck? They should have closer to 5400 per month if paid Bi-weekly

Vinings, kennesaw, or Marietta are easily doable with that budget and traffic isn't that bad if you are on the road by 645-7
