There are currently 17 houses in Baton Rouge between 3,000-4,000 sf that are for sale for $1+ million.

Looks like a damn nice house to me. It’s not about how big the house is….it is about who your neighbors are.

Who your kids classmates are,

who your wife is waiting in line with when she goes to the walmarks.

Just because they are asking for thst price doesn’t mean it will sell for that amount or meet appraisal price

I have no idea about the area, but if the lot was $100k like someone mentioned.
Let’s say $220 per sqft build cost = $815k
Builder hoping for 20% profit equals $1.1M

I’m guessing it’s that one community where if you’re cursed to live in that 3rd world shithole of a city, that’s the hood you want to be in and people will overpay just to not have to live anywhere else.

I don’t live in Shreveport, so I’m not going to white knight for it. But I do have relatives there, so I am familiar with it.

It certainly has its shitty areas, but it also has incredibly nice neighborhoods. And not just this one. A lot of them.

Most on this Board would be shocked if they drove through this part of Shreveport at the homes in these neighborhoods.

I sold mine back in June or July for close to 900k and it was 3500 sq ft. Wish I would have got 1 mil

I grew up about 5 minutes from there. Southern S’port has always been a nice area, and the Southern Loop really allowed it to take off.

Ironically I took over managing that area as part of my region (mostly Midwestern).

First trip I made down there I was shocked about 2 very unique realties:

1.) Southern Shreveport is fantastic. Houses going up like crazy. Beautiful infrastructure. New builds such as a gigantic YMCA that is appears state of the art. My old house as appreciated incredibly over the last few decades.

2.) Downtown is borderline terrifying. It honestly has Back to the Future II vibes (where Biff gets ahold of the sports almanac). The River Walk appears dead.

Interesting contrasts.

Everyone either sends their kids to magnet schools or private.

South Highlands Elementary (Magnet) is 8/10

They’d lose their minds if they saw some of the homes on Railsback, Ellerbe Road, and Leonard Road, or in the Esplanade and Southern Trace subdivisions. It’s not like there aren’t wealthy people in Shreveport.
