It sounds like now is the time to figure out a way to short sell the frick out of san fran real estate.

He graduated with $22,434 worth of student loans, and has paid it down to $16,449 over the course of four months.
So this kid has no bills, probably makes in the 6 figures a year, and he was only able to pay down a $22k loan by just $6k in 4 months?
Either he is loading up on hookers and blow, or something is off with this story

My dad's old boss got busted by the IRS back in the day and lost his house, ranch, etc. He lived in the bed of his camper shell ford 250 for 3 years to pay the IRS off. He remodeled stores in dept malls so he would bath in the bathrooms at night during reconstruction. Using a sink as your source of bath water every other day. Had shelves with canned goods on each side of the bed of his truck with mattress in the middle. Hot as hell in the summer and froze his arse off in the winter.

He may have a really low interest rate, in which case it would make sense to day down higher interest debt or to max out retirement accounts.

Making 130k here a year will NOT buy you a house in the suburbs! Or the ghetto for that matter. I do well here and have zero hopes of buying property. Chinese investors with all cash are destroying the dream of home ownership here...South Bay is the suburbs....and its pricey.

I work in SF and paid off $20k of student loans in 10 months. And I live in a house.

Kid is probably making 6 figures already
Pretty big assumption
Not a big assumption at all. If he was an intern that made it through to getting hired full time then he is more than likely making over $125k + other incentives. Free food, to boot.
It is not uncommon for experienced software engineers at Google to make over $200k so if he is talented he will make more.

A quick Glassdoor search for a Google software engineer with <1 year experience in San Francisco yields $128k base so it might not be much of an assumption. The cost of living is ridiculous out there, so the wages have also become inflated.
One of my sons and a lot of his classmates took jobs on the west coast right out of school. 100-125K has been the general starting salary for engineering and computer science grads, but that's still like making 40K in TX or LA.

Yes it will, if you actually save money for 5+ years. Single guy making 130k and not paying rent should be able to save up 40k a year. If he were paying rent for a room at $2k/mo then maybe he only saves $10k a year. With that income he should be able to swing a mortgage for $325k plus the downpayment.
There's plenty of decent condos and fixer-upper-homes within commute distance of Mountain View that are in the $450k to $500k range. So, he'd need to save up $125k to $175k in order to pull it off. Cash it out down the road get a better home in Arizona, Nevada, or Idaho completely paid for.

My company is based in that area.... and a lot of employees that work in the office there have several roommates.
A lot of us work from home out of Dallas, Pittsburgh, Minneapolis, or some other city that's affordable.

Until they retire. Then getting that higher pension amount and cashing out on that $750k California home gets a lot more lucrative than having the $225k Texas home.

Taylor Swift is pulling in $1,000,000 a day with very minimal talent and average looks. I'd say she is the genius.
The one making $2,000,000 a day off of her is even smarter.

If only he didn't live in SF. SF probably has the worst guy to girl ratio in the US
I lived there for 5 years and there's so many single women there. The ratio is great, not sure what you're talking about? The hottest girls I ever dated were there compared to when I lived in NOLA, L.A., and Hawaii.

He was probably talking about overall guy:girl ratios, not the effective guy:girl ratios, calculated by this formula--
{Normal guys - (gay guys+socially awkward guys)} : girl
{Normal guys - (gay guys+socially awkward guys)} : girl

I'd do it temporarily.
