Thanks

I reached out to my mortgage company to see what they would come back with. 3.875 on 30 3.75 on 20 and 3.25 on a 15

Probably best to hold off for now

I would not say .5 is worth it, at least 1 point to refi.

finally heard back from my guy and looking at 3.8 for 30 @ 334k. could have bought down to 3.75 for $835. not sure the savings is truly worth the cash. idk

By my quick calculations, that 0.05% difference would have lessened your payment by $9.49, which would take about 88 months (7+ years) to break even on $835. That doesn’t even account for the impact of inflation.

I hope they stay like this for about another year.

I just scored 4.25% 15-year loan with a 10-year rate lock for a commercial property.

I don't see how they go up. Seems like things are really fragile.

Me too. I'm building right now, hoping for a sub 3 on a 15 in June 2020.

I'm currently at 4.25% 30 yr fixed. I'd imagine I have something like 50K in equity.

Would it be dumb to re-finance, cash out the equity, and use it to pay down higher interest debt?

We have a rental property at 5% (generates $650/mo once paid off), and a Land Loan at 5.45%.

Half of the home equity would pay off the rental.

my house note would only go up about $125/mo.
