Looking to diversify. (REIT’s.)

Anyone have a good, reliable REIT I can throw some money at? Or any other vehicle that pays dividends.

An actual REIT? not a mutual fund right?

How much of a dividend are you looking for? What about preferred stock?

One problem with REIT etfs is they include a bunch of shite mall stocks.

So you might need to buy individual names. I believe it's best to buy something that is diversified so you won't get caught with your pants down buying an individual stock.

For data center: equinex

Real estate: WP Carey is a very diversified triple net lease company with property in Europe and the US.

You could also look at the Brookfield companies:

This is a good option if you are set on getting into a REIT, but I would think there wouldn’t be tremendous upside in REITs from here, with rising rates. Just my opinion.

LTC is a long term health care REIT that pays monthly dividends.
CONE is a data storage center REIT that has been doing well.
Two spaces I like being in.

I will second O which is the symbol for Reality Income. They have a lot of net net long term leases with occupancy rates in the high 90% range. Not that it means much to me but they pay out monthly to the shareholders. They lease to a lot of retailers that aren't subject to loss of sales to Amazon such as drug stores, gas stations and fitness centers.

If I'm not mistaken REIT dividends are taxed as regular income not at dividend rates. May not be the best vehicle if you're planning to use a taxable account. If you're using an IRA disregard.

Thanks for bringing this up. I think I'll reallocate some or most of my ROTH to REITS. They don't pay corporate tax and no tax on ROTH withdrawals. Maybe I should have been allocating my ROTH to REITs all along.

Someone tell me why this is a terrible idea. Am I missing something?

WY is a timber REIT. They just announced a dividend increase.
