So far - 4 showings in 4 days. Wish me luck, I'm really ready to move on.

Best of luck to you. From what I have seen in Lafayette, the people pricing aggressively are moving their houses. Those stuck in the world of "comparables" are sitting on the market indefinitely.

Actually things in Lafayette are selling very good. High end houses are taking longer and I have seen some of the larger new construction dropping their prices a bit.

If you price it right, it will sell. I want a good price, so I've tried my best to make sure its in great condition and shows very well. Mine is a large older (26 yrs) home, but in a good area with similar houses. Worries me a little because most people in this price range want something new.

Staying in Lafayette - both my girls will be at LSU next fall, so I've got too much house to take care of. I'll cut my sq. footage from 3100 to 1800, half the yard and no pool. I have a house thats only about 4 years old in a nice newer subdivision close to Comeaux High and River Ranch.

Comparables are good, but you need to make sure that they're current and that you are talking "apples & apples".

I went in a house yesterday that is in a neighborhood closeby, is similar to mine in size, has a pool and is actually newer, but it shows horribly and they have it priced $30,000 above mine.

I feel like I priced it right with the # of showings I'm getting and the feedback I'm getting from them.

I lucked out and sold my home to the very first couple who came and looked at it last July. A lot is luck, but it is great that you realize how to stage your home.
I was shocked at how so many people put their home on the market and show it exactly like they live in it. I looked at a 250,000 home with a Budweiser towel hanging on the window instead of a curtain. Some people may be able to see past that kind of thing but they gotta at least try to seperate their's from every other home on the market.

Good luck- my home was on the market for a couple of months with showings but no offer- an agent neighbor suggested that I should offer some money in closing BAM! house sold realtor tells me that right now the biggest obstacle in lots of markets is closing money-

If these people don't have money for closing, then they don't have money to buy the house in the first place. Apparently people didn't learn anything from the current housing crisis. People need to keep at least 6 months cash for emergencies. If they don't have a couple of grand for closing costs, they have no business buying a home.

I've sold and leased a lot of my own property and have been for almost 20 years - always diclose that I'm a licensed agent.

Its been shown almost every day since I listed it. Also had an agents open house with about 20 agents showing up. Everyone says it is priced right, shows great - biggest problem - 8 ft ceilings in all the bedrooms, even though they're large and all have walk-in closets.

I agree - I don't think anyone has any business buying if they're having trouble coming up with closing costs/downpayment.

100 Agape - it is off of Kaliste Saloom - you can get to it by taking Peck or Ramblewood. I love my neighborhood and its really close to everything - shopping, hospitals, etc.

I understand about the closing costs but it is weird- you discount the price and buyers waffle but you pay closing at full list price - same amount of money to me either way
