Is everyone just backed up and busy as hell right now? I'm going crazy because I'm literally just sitting on my arse waiting for people to prepare paperwork at this point. I haven't had to do anything on my end for the past month.

I just got a 2.5% on 15 yrs from a 30yr 3.75%

First contact was Jul 4th,
Closed yesterday.

I took out some money and my house appraised for way more than we were expecting so I had to up my homeowners coverage which added about 2 weeks. I also don't escrow anything, not sure if that matters.

I just submitted everything through better.com

Hoping everything goes smoothly. Only two things I’m worried about are my house is worth about 25k more than my current homeowners coverage, but that is due to the retarded housing market in the past 2 years.

Also concerned because my wife was on unemployment for 5 weeks last year while her office was shutdown for Covid. But I’m sure they are seeing a lot of that lately

Does your bank rhyme with "Chase"?

Depending on how much your coverage is now, 25k more should not cost you much at all. I needed 35k more, ended up just increasing it by 25% which actually gave me like 75k more....costed me $57

And ETA: I've heard CHASE is a nightmare to refinance with. I got the company I used from someone that started with them and then gave up and switched.

My mom tried to re-fi with them since her mortgage was with them (bought by them after a couple of other stops) and it was a nightmare... she didn't have a single point of contact... they kept sending her docs that didn't match what they told her, etc.

So she said never mind but also doesn't want to work with anyone else now cause she's annoyed.

And last time she went to Chase branch they asked her about doing a re-fi and she about lost it lol.

It is just....idk....it moved swiftly at first. Then a month in, once the appraisal was complete, everything just came to a halt. I'm just confused.

I just found out that the attorney has been fine. So clearly it is the bank that just sucks. This shouldn't be hard. It is an easy, relatively small, fixed rate loan. I'm not a complex customer. I feel duped. But I'm so far in, and the attorney has performed billable services, so I guess I'm past the point of no return.

I would say an average time for most lenders these days is 3-4 weeks. If you tell them, you want to close quickly, most can make it 2-3 weeks if you get them everything they need quickly.

If it doesnt go well, remember there are local companies who will get it done ASAP. And when you call more than once, you speak to the same person

I’ve actually been pleasantly surprised with better.com on this issue. I have had one rep that I have dealt with. He immediately gave me his direct line and email when I first got pre approved. I can also text him. Extremely convenient so far

GMFS will get you closed about as quick as anyone out there and they have local offices so if you need to see some someone, you know where they work. Plus, good relationships with all the local title offices. No, I don’t work there but still know that they conduct efficient and honest business.

Coming up to 90 days.

We're ready to close.

I am jealous of those of you who had such an easy time doing this.
